RESOLUTION NO. 1932
A RESOLUTION OF THE PLANNNING AGENCY OF THE
CITY OF TUSTIN, RECOMMENDING THE PRE-ZONING OF
CERTAIN PROPERTIES ON HOLT AVENUE UPON APPLI-
CATION PZ 80-2.
The Planning Agency of the City of Tustin does hereby resolve as fol-
lows:
I. The Planning Agency finds and determines as follows:
A. That a proper application was initiated by Arnold Hamala to
pre-zone certain properties on the easterly side'of Holt
Avenue, northerly of North Tustin Channel, to the Planned De-
velopment (PD 3,000) District, as described and incorporated
herein as Exhibit "A".
B. That a public hearing was duly called, noticed, and held on
said application.
C. That the proposed use and density is in conformance with the
Tustin Area General Plan.
D. That a Negative Declaration has been applied for to comply
with the requirements of the California Environmental Quality
Act.
II. The Planning Agency hereby recommends to th~ City Council the ap-
proval of Pre-Zone 80-2 for the above described properties to the
Planned Development (PD-3,000), subject to the following con-
ditions:
A. The pre-zoning shall be effective upon annexation to the city
of Tustin.
B. Density of proposed development shall not exceed one dwelling
unit for each 3,000 sq. ft. of land area.
C. Parking accommodations shall be provided at a ratio of two
(2) parking spaces for each dwelling unit; one of which shall
be in an enclosed garage.
D. Drive access and turn-around area shall be designed so as to
preclude the necessity for any vehicle to back upon Holt Ave-
nue.
E. Design plans for proposed developments shall be reviewed and
approved by staff in accordance with the criteria of the
Guidelines for Development, as adopted by City Council.
F. As part of the use permit process, all properties covered by
the zone change must b~ developed in an integrated manner
which would provide for reciprocity during development be-
tween the individual lots.
PASSED AND ADOPTED at a regular meeting of the Tustin Planning Agency,
held on the 15th day of December, 1980.
