RESOLUTION NO. 1911
A RESOLUTION OF THE PLANNING AGENCY OF THE CITY
OF TUSTIN, RECOMMENDING TO THE CITY COUNCIL
APPROVAL OF TENTATIVE TRACT MAP NO. 11050
The Planning Agency of the City of Tustin does hereby resolve as follows:
I. The Planning Agency finds and determines:
A. That a proper application was filed by Beyer and Warden, a
limited partnership, pursuant fo the provisions of the Sub-
division Map Act (Ordinance 650), as amended) for the pur-
pose of creating a one lot subdivision for residential condo-
minium purposes from portions of Lot :L5 in Block D of Ballard's
addition fo the town of Tustin, per map recorded in Book 29, at
Page 22 of miscellaneous records, the east one-half of "C"
Street adjoining said Lot 15 on the west and a portion Lot A
of Tract No. 541, per map recorded in Book 26 af Page 14 of
miscellaneous maps, said miscellaneous maps being fi led in the
County Recorder of Los Angeles, County, together with a portion
of Lot 5, of the Newport Avenue Tract per map recorded in Book
Page 76 of miscellaneous maps, records of Orange County, Cali.-
forni a.
B. That said parcel is in conformance with the Zoning Ordinance
and the Genenal Plan for the City of Tustin and the application
is in conformance with the requirements of the Subdivision Ordi-
nance of the City of Tustin.
C. That this project is categorically exempt from the requirements
of the California Environmental Quality Act (Class II).
II. The Planning Agency hereby recommends to the City Council approval
of Tentative Tract 11050 subject fo the following conditions:
A The preparation of street improvement plans for "B" Street im-
provements and construction of Same to the satisfaction of the
City Engineer for the following items:
1. Street pavement
2. Curb and gutter
3. Sidewalks
4. Driveway aprons
5. Water mains and fire hydrants
6. Sanitary sewer
7. Storm drain (if required)
8. Marbelite street lights with underground .conduit
9. Street frees
B. Dedication of "B" Street right-of-way adjacent fo the development
as required by the City Engineer.

C. Payment o¢ all County Sanitation District No. 7 connection fees.
D. Construction of adequafe sound walls or berms adjacent fo the
freeway property line.
