RESOLUTION NO. 1889
A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTI N, AMENDING USE PERMIT NO. 78-18.
The Planning Agency of the City o¢ Tusfin does hereby resolve as follows:
I. The Plannin9 Agency finds and determines:
A. That a proper application amending Use Permit No. 78-18 has
been filed by Design II Signmakers on behalf of Orange Tree
Realty to request authorization fo display commercial signs for
the professional office building at 13132 Newport Avenue, within
the Planned Cor~nunity District~ at Packers Square.
B. That a public hearing was duly called, noticed and held on said
appl icaf i on.
C. That establishment, maintenance and operation of the use applied
for will not, under the circumstances of this case, be detri-
mental fo the health, safefy~ morals, comfort, or general wel-
fare of the persons residing or working in the neighborhood of
such proposed use, evidenced by the following findings:
1. That said application is within the provisions of Section
9498 of the Tusfin City Code.
2. That the character of the development is primarily commercial
in nature and design, and that certain businesses authorized
by the Zoning Code to locate in the office building should
have signing consistent with other commercial tenants.
D. That the establishment, maintenance and operation of the use
applied for will not be injurious or detrimental fo the property
and improvements in the neighborhood of the subject property,
nor fo the general welfare of the city of Tusfin~ and should
be granted.
E. Proposed development shall be in accordance with the development
policies adopted by the City Council, Uniform Building Codes
as administered by the Building Official, Fire Code as adminis-
tered by Orange CoUnty Fire Marshal, and street improvement re-
quirements as administered by the City Engineer.
F. Final development plans shall require the review and approval
of the Community Development Department.
tl. The Planning Agency hereby amends Use Permit 78-18 fo authorize the
display of a 14.6 square foot wall sign (trellis mounted) and a 24
square foot permanent stained glass window sign for Orange Tree
Realty, subject fo the following conditions:
A. That this sign allocation is the maximum authorized for any
professional and corrrnercial tenant within Packers Square.
B. That real estate firms and chartered financial institutions are
the only businesses in office building "D" which may be granted
signing as authorized for retail commercial uses in the master
sign plan.

C. That all of the subject signing shall be removed by the Center
owner or tenant upon vacation of the office by the realty firm.
D. That prior fo permit issuance and sign installation, the property
owner shall submit a master sign plan for the office building
fo the Community Development Director for review and approval.
PASSED AND ADOPTED afa regular meeting of the Tusfin Planning Agency,
