RESOLUTION NO. 1885
A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTI N, AUTHOR1ZI NG THE DEVELOPMENT
OF AN OFFICE COMPLEX IN THE PLANNED COMMUNI-
TY DISTRICT AT 14742 NEWPORT AVENUE.
The Planning Agency of the City of Tusfin does hereby resolve as follows:
I. The Planning Agency finds and determines as follows:
A. That a proper application, Use Permit No. 80-7, was filed on
behalf of Stewart Development Company IV to request authorization
fo construct an 18,840 square foot office building in the Planned
Community District at 14742 Newport Avenue.
B. That a public hearing was duly called, noticed, and held on said
application.
C. That establishment, maintenance and operation of the use applied
for will not, under the circumstances of this case, be detri-
mental fo the health, safety, morals, comfort or general wel-
fare of the persons residing or working in the neighborhood of
such proposed use, evidenced by the following findings:
1. The use is in conformance with the Land Use Element of the
Tusfin Area General Plan.
2. The application is in conformance with the provisions of the
Planned Community District of the Tusfin Zoning Code.
D. That the establishment, maintenance and operation of the use
applied for will not be injurious or detrimental to the property
and improvements in the neighborhood of the subject property,
nor fo'the general welfare of the City of Tusfin, and should be
granted.
E. Proposed development shall be in accordance with the development
policies adopted by the City Council, Uniform Building Codes as
administered by the Building Official, Fire Code as administered
by the Orange County Fire Marshal, and street improvement re-
quirements as administered by the City Engineer.
F. That a Negative Declaration has been applied for to comply with
the California Environmental Qualify Act and is hereby granted.
G. Final development plans shall require the review and approval of
the Cormnunity Development Director.
Ii. The Planning Agency hereby grants a Use Permit as applied for, fo
authorize the development of an 18,848 square foot office building,
subject fo the following conditions:
A. Conformance with all development provisions of Pre-zone 78-1 as
enacted by Ordinance No. 766.
B. Payment of County SanitatiOn District fees in the amount of
$562.50 prior to the issuance of building permits.
C. Submission of a final grading plan for review and approval at the
time or prior fo building plan check.
D. The structure shall be equipped with an automatic fire defector
system approved by the Orange County Fire Marshal's office.

E. Planting and irrigation plans shall be submitted for review, on
which the loss of existing mature trees is mitigated by 36" and
24" box specimen plantings.
F. A master sign plan for the site shall be provided, prior to the
issuance of any sign permit, which shall include provisions for
tenant signing and conform fo regulations of the Professional
District.
