The Planning Agency of the City' of Tustin does hereby resolve as follows: I. The Planning Agency finds and determines as follows: A. That a proper application for Variance 80-4 was filed on behalf of Steelcase Incorporated for a variance from the size pro- visions of Sign Code No. 684. B. That a public hearing was duly called, noticed and held on said application. C. That because of special circumstances applicable to the subject property, relative to size, shape, topography, location, or surroundings, a sfrlcf application of the Zoning Ordinance is found fo deprive the subject property of privileges enjoyed by other properties in the vicinity 'and under identical zone classification, evidenced by the followin9 findings: 1. Location and size of complex necessitates a larger sign for proper business identification. D. That the granting of a variance as herein provided will not constitute a grant of special privilege inconsistent with the limitations upon other properties within the vicinity and district in which the subject property is situated. E. That the granting of the variance as herein provided will not be contrary fo the intent of the Zoning Ordinance or the public safety, health and general welfare, and said variance should be granted. F. Proposed development shall be in accordance with the development policies adopted by the City Council~ Uniform Building Codes as administered by the Building Official, and the Fire Code as administered by the Orange County Fire Marshal. G. That the development is categorically exempt from the require- ments of the California Environmental Quality Act. H. Final development plans shall require the review and approval of the Community Development Department. il. The Planning Agency hereby grants a variance applied for, to permit Sfeelcase Incorporated to vary from Sign Code No. 684, subject fo the following conditions: A. All construction documents shall comply with all applicable City building regulations and the Sign Code No. 684, B. No illuminated sign shall have an intensity of light exceeding 425 AM~ soft cool white lamp o¢ not less than 10 inches on centers. C. One walt mounted identification sign is approved for the seventy- eight (78) foot high Sfeelcase addition only, with this sign facing Belt Avenue. D. Final sign plans shall require the review and approval o¢ the Irvine Industrial Complex, and shall comply with ali applicable codes, covenants, and restrictions.
