RESOLUTION NO. 1878
A RESOLUTION OF THE PLANNING AGENCY OF THE CITY
OF TUSTIN, RECOMMENDING APPROVAL OF TENTATIVE
TRACT MAP NO. 10979.
The Planning Agency of the City of Tusfin does hereby resolve as follows:
I. The Plan'ning Agency of the City of Tustin finds and determines as
follows:
A. That Tentative Tract No. 10979 was submitted to the Planning
Agency by Van Dell and Associates on behalf of Gfeller Develop-
ment Company, for the purpose of creating a 10 lot subdivision
for office and residential purposes from lots 1 through 12 of
Block 16 of "a part of Tusfin City," as shown on a map thereof
recorded on Book 4, pages 218 and 219 of Miscellaneous Records
of Los Angeles together with a portion of Fifth Street, vacated
by order of the Board of Supervisors of said Orange County on
August 3, 1898.
B. That said map is in conformance with the Tustin Area General Plan
and the application is in conformance with the requirements of
the Subdivision Ordinance of the City of Tusfin.
C. A Negative declaration has been applied for to comply with the
req'uirements of the California Environmental Quality Act.
!1. The Planning Agency hereby recommends approval of Tentative Tract
Map No. 10477, subject fo the following conditions:
A. The tentative map should show all existing and proposed sewer
and water lines within the public right-of--way that will be
utilized by proposed development.
B. Right-of-way lines on common Lot 9 require revision to accommodate
a 35 toot radius curb return at the southeasterly corner of "B"
Street at Main Street and at the southwesterly corner of "C" Street
at Main Street.
C. Typical section and plan view do not agree for Main Street.
D. Submission of street improvement plans for the easterly side
of "B" Street adjacent fo the proposed map and construction of
all public improvements as required by the City Engineer.
E.
Installation of Marbelife street lights with underground con-
duit along:the frontages of "B" Street, Main Street, and "C"
Street adjacent fo the development and within the boundaries
the proposed map.
F. Dedication of all required street right-of-way af the corners
of "B" and "C" Streets and either the dedication of or an ir-
revocable offer of dedication of a 10' wide strip along Main
Street.
G. Submission of CC&Rs for review and approval by the City At-
torney's office. CC&Rs shall include provision for preservation and
maintenance of the Stevens' home.
H. Payment of sewer connection fees on a portion of the property
