RESOLUTION NO. 1876
A RESOLUTION OF THE PLANNING AGENCY OF THE CITY
OF TUSTIN, APPROVING THE AMENDED USE PERMIT (77-20)
FOR CONSTRUCTION OF OFFICE/WAREHOUSE FACILITY FOR
TRINITY BROADCASTING NETWORK, INC.
The Planning Ag. ency of the City of Tustin does hereby resolve as follows:
I. The Planning Agency finds and determines:
A. That a proper application amending Use Permit 77-20 has been
filed by W.E. Skinner and Associates on behalf of Trinity
Broadcasting Network, Inc., fo allow construction of an office/
warehouse facility on Lot 6 of Iracf No. 8590.
B. That a public hearing was duly called, noticed and held on said
appl (caf ion;
C. That establishment, maintenance and operation of the use applied
for will not, under the circumstances of this case, be detri-
mental fo the health, safety, morals, comfort, or general welfare
of the persons residing or working in the neighborhood of such
proposed use, evidenced by the following findings:
1. That said development is in conformance with the Tusfin Area
General Plan.
2. That the subject use is permitted in the Planned Community
(Industrial) District.
D. That the establishment, maintenance and operation of the use
applied for will not be injurious or detrimental fo the property
and improvements in the neighborhood o¢ the sub]ecl property,
nor fo the general welfare of the city o¢ Tusfin, and should be
granted;
E. Proposed development shall be in accordance with the development
policies adopted by the City Council, Uniform Building Codes as
administered by the Building Official, Fire Code as administered
by Orange County Fire Marshal, and s~reet improvement require-
ments as administered by the City Engineer;
F. An Environmental Impact Report was previously certified for
the Tusfin/Irvine Industrial Complex.
G. Final development plans shall require the review and approval
of the Community Development Department.
II. The Planning Agency hereby amends Conditional Use Permit 77-20, to
authorize the construction of an office/warehouse facility for
Trinity BroadCasting Network, Inc., subje.cf fo the following con-
ditions:
A. That final development plans be submitted for staff review and
approval to include building elevations and materials, landscape,
irrigation, lighting, signing, grading, and plot plans.
B. That the development of the subj'ecf property shall be done in
conformance with all applicable codes and standards, to include
the City of Tusfin Development Standards, the Zoning Ordinance,
as amended, (Ord. 157), the Sign Ordinance (Ord. 684), and the
Planned Community District Regulations and Architectural Guide-
lines for the irvine Industrial Complex (Tustin).

C. That total parking accommodations on Lots 5, 6, 49, and 50
(Tract 8590) be not less than 237 spaces.
D. That the parking area on lot 5 of 128 spaces shall be tied to
the developments of lots 49 and 50 by covenant.
E. That the scheduled audience assembly hours shall be 5:30 to
10:30 p.m. as requested and any extension of scheduled hours
must be reviewed and approved by staff.
F. That lots 5 and 6 be tied together by a covenant, and lots 49 and
50 be tied together by a covenant.
G. That final development plans shall be reviewed by the Irvine
Company.
