LY RESIDENCES ON AN R-1 LOT OF' SUB- STANDARD AREA. The Planning Agency of the City of Tustin does hereby resolve as follows: I. The Planning Agency of the City of Tustin finds and determines as follows: A. That a proper application, Variance No. 80-1, was filed on behalf of James A. Noweil for authorization fo vary with the lot size re- quirements of the R-1 District fo construct two 12) single-family homes on a lot (Lot 16, Tract 334) of 11,692 square feet, 50' in width. B. That a public hearing was duly called, noticed, and held on said application. C. That because there are no special circumstances applicable to the subject property, relative Fo size, shape, topography, location or surroundings, and approval of this application would grant the subject property privileges not enjoyed by other properties in the vicinity and under identical zone classification, evidenced by the following findings: The ownership of the property has changed since the zoning ordi- nance provisions were in effect and therefore no hardship has been placed upon the current property owner since its purchase. D. That the granting of the variance as here~n provided would be contrary to the intent of the Zoning Ordinance or the public safety, health and welfare, and said variance should not be granted. II. The Planning Commission, therefore, hereby denies Variance No. 80-1 as applied for.
