RESOLUTION NO. 1845
A RESOLUTION OF THE PLANNING AGENCY OF
THE CITY OF TUSTIN, AUTHORIZING THE
CONSTRUCTION OF AN OFFICE BUILDING ON
MULTIPLE-FAMILY ZONE (R-3) PROPERTY BY
APPROVING USE PERMIT NO. 79-27.
The Planning Agency of the City of Tustin does hereby resolve as follows:
I. The Planning Agency finds and determine~ as follows:
A. That a proper application (Use Permit No. 79-27) was filed by
ABH, Incorporated, on behalf of Bob J. Burks, requesting
authorization to construct a 23,274 square foot office complex
at 150-160 E1 Camino Real (C-2) and 155-165 "C" Street (R-3).
B. That a public hearing was duly called, noticed and held on
said application;
C. That establishment, maintenance and operation of the use applied
for will not, under the circumstances of this case, be detri-
mental to ~he health, safety, morals, comfort, or general welfare
of the persons residing or working in the neighborhood of such
proposed use, evidenced by the following findings:

of the Tustin City Code.
D. That the establishment, maintenance and operation of the use
applied for will not be injurious or detrimental to the property
and 'improvements in the neighborhood of the subject property,
'nor_ t~ the general welfare of the City of Tustin, and should be
granted.

E- Propo~ sed development shall be in accordance with the development
policies adopted by the City Council, Uniform Building Codes
as administered by the Building Official, Fire Code as administered
by the Orange County Fire Marshal, and street improvement require-
ments as administered by the City Engineer.

F. Final development plans shall require the review and approval of
the Community Development Director, including visual screening
from adjacent residential areas.

G. That a Negative Declaration ~ is hereby approved to comply with
the provisions of the California Environmental Quality Act.
II. The Planning Agency hereby grants a Use Permit, as aPPlied for, to
authorize an office building on R-3 property subject to the following
conditions:
A. Installation of a complete fire sprinkler system with plans ap-
proved by the Orange County Fire Marshal's Office.

B. The resolution of the sewer line re-location shall be to the
satisfcation of the City Engineer.
C. The payment into the parking district for eight (8) spaces as
provided for in Ordinance No. 510, at $634 per space.
That the development will conform to all applicable provisions
of the Zonin~ Code.

Street frontage will require replacement per City standards.
Replacement of existing driveways on E1 Camino Real with curb
and gutter is required.
F. The four (4) individual lots which make up the site for this
development must be held together by a covenant and agreement.
G. Installation of Marbelite street lights and underground conduit
will be required across the "C" Street frontage.~'
H. All work within the public right-of way will require a permit
issued by the Engineering Department.
I.' Two of the four parcels will be required to pay sewer connection
fees in the amount of $250 each. These parcels are 155 "C" Street
and 160 "C" Street.
J. The peri~eter wall along the "C" Street frontage shall be re-
duced to 3'0" in height to provide better motorist visibility.
PASSED AND ADOPTED at a r~egular meeting of the Tustin Planning Agency, held
on the 1st day of October, 1979
