HomeMy WebLinkAboutPC RES 1819 1 2 4 5 6 8 9 10 11 12 14 15 16 17 18 19 2O 21 22 25 24 25 26 27 28 29 5O 51 52 RESOLUTION NO. 1819 A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN, RECOMMENDING APPROVAL OF TENTATIVE PARCEL MAP NO. 1031 The Planning Agency of the City of Tustin does hereby resolve as follows: I. The Planning Agency finds and determines as follows: · A. That Tentative Parcel Map No. 79-1031 was submitted to the Plan- ning Agency pursuant to the Subdivision Ordinance No. 651 by by Hon Development Corporation for the purp'ose of creating two parcels from two existing parcels, as indicated on Book 402, Page 25, Block 2, Parcels 1 & ~2, Records of Orange County with properties bordered by McFadden Street on the south, Tustin Village Way on the west, Newport Freeway off-ramp on the north, and the Newport Freeway on the east. B. That said parcel is in conformance with the Zoning Ordinance and the Tustin Area General Plan for the City of Tustin and the application is in conformance with the requirements of Ordinance No. 651 of the City of Tustin. C. That an underlying Environmental Impact Report for the sub~ect propertY (EIR 77-2) was certified by the Planning Commission · on June 13, 1977 and June 4, 1979. II. The Planning Agency hereby recommends to the City Council the approval of Tentative Parcel ~,lap No. 79-1031 subject to the following conditions: A. The developer shall submit a final parcel map for recordatiom witi the County Recorder. B. McFadden Avenue is classified as a primary arterial highway re- quiring an ultimate right-of-way width of 100 feet, 50 feet for half-width. The developer should be required to dedicate or irrevocably offer to dedicate the necessary additional four feet' of right-of-way along with the vehicular access rights to McFadden Avenue. C. The developer should be required to dedicate an additional 15 feet of right-of-way along Tustin Village Way, along with the vehicular access rights to said street, to accommodate a con- tinuous left turn lane and an 8-foot wide sidewalk for pedestrian traffic. D. The developer shall have a civil engineer prepare and/or revise existing improvement plans for Tustin Village Way and Mcfadden Avenue (refer to Plan No. R-583) to show the construction and shall construct all missing or damaged street improvement adjacent to said development per the City of Tustin "Minimum Design Standards of Public Works" and "Street Improvement Standards." E. Ail public improvements to be constructed in conjunction with this development shall be completed prior to the issuance of any Certificates of Occupancy. F. A detailed grading plan, showing the disposition of all drainage, shall be submitted for review and approval. G. H. The developer shall construct an 8" curb face A.C. median in McFadden Avenue, to preclude left turns from the "joint drive- way. I. Installation of all utilities undergro,und in connection with this development with no poles being set either on or ~djacent to the subject development. , J. The developer shall obtain a letter from Caltrans, stating that Caltrans will accept the storm wa%er run-off from the proposed development.
