A RESOLUTION OF THE PLANNING AGENCY OF THE CITY
OF TUSTIN RECOMMENDING APPROVAL OF TENTATIVE TRACT
MAP NO. 10677, LOCATED AT 17522 VANDENBERG LANE.
The Planning Agency of the City of Tustin, does hereby resolve as follows:
I. The Planning Agency finds and determines as follows.:
A. That a proper application was filed by Hall & Foreman, Incorpor- -
ated, on behalf of Quail Place Development Corporation, pursuant
to the provisions of Subdivision Ordinance ~.:o. 651 (as amended)
for the purpose of creating a one lot subdivision for residential
condominiums from a subdivision of Parcel 2, as shown on a map
filed in Book 55, page 22 of parcel maps, records of Orange
Co unty.
B. That said proposal is in accordance with the Land Use Element
of the Tustin Area General'Plan.
C. That subject condominium conversion is categorically exempt from
the requirements of the California Environmental Quality Act.
II. The Planning Agency hereby recommends to the City Council approval of
Tentative Tract Map No. 10677, subject to the following conditions:
A. The developer shall have a civiI engineer revise existing improve-
ment plans for Vandenberg Lane (refer to Plan No. RS-864) to show
the construction of and shall construct all missing or damaged
street improvement adjacent to said development per the City'of
Tustin "Minimum Design Standards of Public Works" and '"Street
Improvement Standards."
Ail public improvements to be constructed in conjunction with this
development shall be completed prior to the issuance of any Certi-
ficates of Occupancy.
C. A detailed grading plan, showing the disposition of all drainage,
shall be submitted for review and approval.
D. Installation of all utilities underground in connection with this
development, with no poles being set either on or adjacent to the
subject development.
E. The formation of a "Community Association" to provide for the
maintenance of the common area.
F. Approval of the CC&Rs by the city attorney.
G. The developer shall provide, to-the satisfaction of the City,
sufficient information to sho~ that the proposed development will
not interfere with the existing flood control channel.
H. The property line dimensions, as shown, do not agree with Parcel
Map 55/22, and O.R. 10699/393.
I. Compliance with all conditions of Use Permit 79-4 and Resolution
No. 1806.
J. Prior to the recordation of this map, plans showing the installations
of a residential fire extinguishing system for all dwelling units
greater than 150 feet from the nearest access point shall be
approved by the County Fire Warden and financial security posted
guaranteeing the installations prior to any move into effected
units.
