RESOLUTION NO. 1801
A RESOLUTION OF THE PLANNING AGENCY OF
THE CITY OF TUSTIN RECOMMENDING APPROVAL
TO THE CITY COUNCIL OF TENTATIVE TRACT
10628.
The Planning Agency of the City of Tustin does hereby resolve as follows-
1. The Planning Agency finds and determines as follows'
A. That a proper application was filed by Clifford Thompson
pursuant to the provisions of the Subdivision Ordinance
651(as amended) for the purpose of creatino a one lot
residential condominium project at 18422 W~rren Avenue.
B. That said Tentative Tract Map is in conformance with the
Tustin Area General Plan.
C. That a Negative Declaration was approved for this project.
2. The Planning Agency hereby recommends to the City Council approval
of Tentative Tract 10628 subject to the following conditions-
1. Recordation of access easements to provide access from the
property located immediately to the east.
2. The developer shall have a civil engineer prepare and/or
revise existing improvement plans for Warren Avenue to show
the construction of and shall construct all missing or
damaged street improvement adjacent to said development
per the City of Tustin "Minimum Design Standards of Public
Works" and "Street Improvement Standards."
3. All public improvements to be constructed in conjunction
with this development shall be completed prior to the
issuance of any certificates of occupancy.
4. A detailed grading plan, showing the disposition of all
drainage, shall be submitted for review and approval.
5. Show street drainage (flow arrows) and any stor, m drains to
be constructed.
6. Payment of sewer connection fees per the Orange County
Sanitation District No. 7 Ordinance.
7. The sewer connection shall be made to the existing sewer
lateral in Gylah Street.
8. All building units will require a separate sewer and water
connection.
9. Payment of $45.00 per tree to the City for olaning.of trees
at 40 feet on center.

lO. Annexation of the subject parcel to the Tustin Lighting
District. Proof of submission of such annexation
documents to the County should be provided the City
prior to final acceptance of proposed improvements.
ll. Installation of marbelite street lights and under-
ground conduit as required by the City Engineer and
the Edison Company "Master Plan Layout."
12. Installation of all utilities underground in connection
with this development with no poles being set either on
or adjacent to the subject development.
13. The formation of a "Community Association" to provide
for the maintenance of the common area.
14. Approval of the C.C. & R's by the City Attorney.
15. The developer shall provide the City with a letter from
the property owner immediately to the south stating
that they are willing to "accept" the storm water runoff
from this development.
PASSED AND ADOPTED at a regular meeting of the Planning Agency of the City
of Tustin, California, held on the 5th day of February, 1979.
