RESOLUTION NO. 1793
A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF
TUSTIN, RECOMMENDING TO THE CITY COUNCIL APPROVAL OF
PRE-ZONE 78-19
The Planning Agency of the City of Tustin does hereby resolve as follows:
1. The Planning Agency finds and determines as follows:
a. That an application has been filed by the South Orange Development
Corporation for the purpose of pre-zoning the property on the
northewesterly corner of Prospect Avenue and 17th Street from
the Orange County E-4 100 District to the City of Tustin Planned
Community Professional District.
b. That a public hearing was duly called, noticed, and held on said
application.
c. That a change in zoning should be granted to bring the subject
property into conformance with the Land Use Element of the Tustin
Area General Plan.
d. That a Negative Declaration has been applied for to conform with
the California Environmental Quality Act.
2. The Planning Agency hereby recommends to the City Council approval of
Pre-zone 78-19 subject to the following conditions:
a. Effective upon annexation to the City of Tustin.
b. Development of the subject property shall be in accordance with
the policies adopted by the City Council, Uniform Building Codes
as administered by the Building Official, Fire Codes as admini-
stered by the Orange County Fire Marshal, and street improve-
ments as administered by the City Engineer, and final review and
approval by the Com_munity Development Director..
c. Preparation and recordation of a parcel map.
d. Approval of a use permit by the Planning Agency prior to the
development of the subject property and subject to the following:
(1) Follow the intent of the Professional land use designation
(2) 150' rear building setback
(3) Use permit to be filed in accordance with the Planned Com-
munity District regulations.
PASSED AND ADOPTED at a regular meeting of the City of Tustin Planning
Agency held on the 18th day of December, 1978.
