HomeMy WebLinkAboutPC RES 1790 1 2 4 5 6 8 9 10 11 12 14 15 16 17 18 19 20 21 22 25 24 25 26 28 29 50 ~2 RESOLUTION NO. 1790 A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN RECOMMENDING APPROVAL OF TENATATIVE PARCEL MAP 78-126. The City of Tustin Planning Agency does hereby resolve as .follows: 1. The Planning Agency finds and determines as follows: A. That a TentatiVe Parcel Map No. 76-126 was submitted pursuant to the Subdivision Ordinance No. 651 (as amended) by the Santa Fe Land Improvement Company for the purpose of creating two (2) lots from Parcel 3 of Parcel Map 35/50 located on Santa Fe Drive between Red Hill and Woodlawn Avenues. B. That said parcel map is in conformance with the Tustin Area General Plan and Zoning Ordinance for the City of Tustin. C. That a Negative Declaration has been applied for to conform with the California Environmental Quality Act. 2. The Planning Agency hereby recommends to the City Co~uncil the ap- proval of Tenative Parcel May 78-126, subject to the following conditions: A. Red Hill Avenue is classified as a "major" arterial highway re- quiring an ultimate right-of-way width of 120 feet, 60 feet for half width. The developer should be required to dedicate or irrevocably offer to dedicate the necessary additional 10 feet of right-of-way along with the vehicular access rights to Red Hill Avenue except as previously approved. B. The developer shall have a civil engineer revise the improvement plans for Woodla:;n~ Avenue, Santa Fe Drive, and Red Hill Avenue (refer to.Plan No. 406, 407, and 408) to show the construction of, and shall construct all missing street improvements adjacent to said development per City of Tustin "Minimum Design Standards for Public Works" and "Street Improvement Standards." C. Payment of $45 per tree to the City for planting of trees at 40 feet on center. D. Payment of sewer connection fees per Orange Cotunty Sanitation District No. 7 Ordinance. E. The developer shall provide a separate water and sewer service for each parcel. F. Installation of all utilities underground in connection with this development with no poles being set either on or adjacent to the subject development. G. The developer shall have the proposed development annexed to the Tustin Lighting District. H. I. Final approval of the City Engineer. PASSED AND ADOPTED by the Planning Agency of the City of Tustin at a regular meeting held on the 18th day of December, 1978.
