RESOLUTION NO. 1789
A RESOLUTION'OF THE CITY OF TUSTIN PLANNING AGENCY
OF THE CITY OF TUSTIN APPROVING FINAL PARCEL MAP
78-124.
The City of Tustin Planning Agency does hereby resolve
as follows:
1. The Planning Agency finds and determines as follows:
A. A final parcel map was filed by Gary Siegel on behalf of
Walter Opp pursuant to the provisions of Subdivision Ord-
inance No. 651 (as amended) to split Parcel 1 of Parcel Map
76-83 as shown on the map recorded in Book 93, Pages 24 and
25 of Miscellaneous Maps, records of Orange County.
B. That said proposal is in accordance with the Land Use Element
of the Tustin Area General Plan.
C. An application for a Negative Declaration has been applied for.
2. The City of Tustin Planning Agency hereby recommends to the City
Council approval of Final Parcel Map 78-124 subject to the following
conditions:
A. That a 25.00 foot wide ingress and egress easement be estab-
lished between Parcel 1 and Parcel 2.
B. Payment of $45.00 per tree to the City for planting of trees
at 40 feet on center.
C. Installation of Marbelite Street light and underground con~-
duit as required by the Edison Company "Master Layout".
D. That all easements for either utility or access purposes, both
public and private, be recorded by the Orange County recorder.
E. The developer shall provide a separate water and sewer service
for each Parcel.
F. Final approval by the City Engineer.
G. The conStruction of sidewalks, to ultiamte width, along the
Yorba Street frontage. (This item was recommended as a
condition of approval for Parcel Map 76-83. The Planning
Agency at that time, August 1976, elected to require the
sidewalk construction only as the adjacent property developed. ..~
The subsequent development of the "Area" (e.g. Enderle Center),
and the resultant increase in pedestrian traffic warrants the
construction of sdiewalk at this time).
H. Payment of fees to construct a storm drain prior to the issuance
of certificates of occupancy.
PASSED AND ADOPTED at a regular meeting of the Planning Agency of
the City of Tustin, California, held on ~-he 4th day of December, 1978.
