HomeMy WebLinkAboutPC RES 1788 1 '5 6 ? 8 9 10 11 12 14 15 16 17 18 19 21 50 RESOLUTION NO. 1788 A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN RECOMMENDING APPROVAL OF FINAL PARCEL MAP NO. 78-123. The Planning Agency of the City of Tustin does hereby resolve as follows: 1. The Planning Agency finds and determines as follows: A. A final parcel map was filed by Williamson and Schmid on behalf of Robert Vande Vrede pursuant to the provisions of Subdivision Ordinance No. 651 (as amended) to split Lot 8 of Tract 8763 into two (2) separate parcels. B.That an environmental impact report was previously certified for the Tustin-Irvine Industrial Complex. C.That said proposal is in accordance with the Land Use Element of the Tustin Area General Plan. 2. The Planning Agency hereby recommends to the City Council approval of Final Parcel Map No. 78-123, subject to the following conditions: A. Compliance with all conditions of approval for Tract 8763. B. Completion of public improvements for Myford Road and Dow Avenue, including the railroad crossing, prior to the further processing of the final parcel map and the issuance of any building permits. C. That all easements for either utility or access purposes, both public and private, be recorded with the County Recorder. Do The developer shall have a civil engineer revise the improvement plan for Dow Avenue (refer to Plan No. RS-918H) to show the con- struction of and shall construct all missing street improvements adjacent to said development per City of Tustin "Minimum Design Standards for Public Works" and "Street Improvement Standards." E. The developer shall provide a separate water and sewer service for each parcel. F. All utilities installed in connection with this development must be installed underground with no poles being set either on or adjacent to the subject development. G. For insurance purposes, the developer should be advised that the proposed development may be subject to "sheet flow" flooding of 1 to 3 feet in depth during a "100 year storm." Therefore, the finish floor elevations shall be 59.00 or greater for this de- ye lopmen t. H. That the development of Parcel 2 shall be contingent upon a license agreement to cross the Santa Fe industrial lead track. I. Final approval of the City Engineer.
