The Planning Agency of the City of Tustin does hereby resolve as follows: 1. The Planning Agency finds and determines as follows: A. That a proper application was filed by Steve Justus on behalf of Construction Investments Corporation pursuant to the provisions of the Subdivising Ordinance 651 (as amended) for the purpose of creating 13 separate parcels from portions of Lots 39 & 40 as recorded in Book 4, pages 218 and 219 of Miscellaneous Records of Los .~ngeles County. B. That said Tentative Tract Map is in conformance with the Tustin Area General Plan. C. That a Negative Declaration was approved for this project. 2. The Planning Agency hereby recommends to the C%~y Council approval of Tentative Tract 10258 subject to the following conditions: A. "B" Street, as it presently exists, is an undedicated right- of-way. Dedication of 30 feet of right-of-way will be required aCross the entire "B" Street frontage Of the subject map. B. Construction of all missing or damaged street improvements, to ultimate widths, along the "B" Street frontage per City of Tustin "~.~nimum Design Standards for Public Works" and "Street Improvement Standards." A plan prepared by a civil engineer, showing all work to be done, shall be submitted for review and approval. A cash deposit at the discretion of the City Engineer maybe required in lieu of the construction of street improvements. C. That all easements for either utility or access purposes, both public and private, be recorded with the County Recorder. D. The developer shall provide a separate water and sewer service for each parcel. E. All utilities installed in connection with this development must be installed underground with no poles being set either on or adjacent to the subject development. F. Final approval of the City Engineer. G. Payment of $45 per tree to the City for planting of trees at 40 feet on center. H. The formation of a "Community Association" to provide for the maintenance of the common area and the landscaping along "B" Street. I. Installation of Marbelite street light and underground conduit as required by the Edison Company's "Master Layout."
