A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING USE PERMIT NO. 78-20 TO
CONSTRUCT AN OFFICE BUILDING AND TO VARY WITH THE LOT
WIDTH REQUIREMENTS OF THE R-3 DISTRICT.
The Planning Agency of the City of Tustin does hereby resolve as follows:
1. ~The Planning Agency finds and determines as follows:
a. That a proper use permit application was filed by Wills & Akins
·
for authorization to.vary with the 70' lot width requirements to
construct a professional office building on the R-3 zoned lot at
130 "B" Street as described in Exhibit "A" attached hereto and
incorporated herein by this reference as though set forth herei
in full.
b. That a public hearing was duly called, noticed and held on said
application;
c. That establishment, maintenance and operation of the use applied
for will not, under the circumstances of this case, be detrimental
to the health, safety, morals, comfort or general welfare of the
persons residing or working in the neighborhood of such proposed
use, evidenced by the following findings:
!o The proposed use is in conformance with provisions of the
Zoning Ordinance subject to a Use Permit.
2. A negative environmental impact declaration has been granted
~nd posted for the proposed development.
d. That the establisb-ment, maintenance and operation of the use
applied for will not be injurious or detrimental to the property
and improvements in the neighborhood of the subject property, nor
to the general welfare of the City of Tustin, and should be
granted.
Proposed development shall be in accordance with the development
policies adopted by the City Council, Uniform Building Codes as
administered by the Building Official, Fire Code as administered
by the Fire Chief, and street improvement requirements as
administered by the City Engineer.
f. Final development plans shall require the review and approval of
the Community Development Director.
2. The Planning Agency hereby gragts a Conditional Use Permit as
applied for, to authorize the varying with lot width requirements for con-
struction of a professional office structure subject to the following condition!
a. A 6'-8" masonry wall shall be provided along the south and west
property lines..
b. A reciprocal access agre'ement shall be provided between the
'properties at 120 and 130 "B" Street for a common driuewa¥ to
"B" Street.
c. The use of the ~roperty shall be reserved strictly for general
office activitY·es as authorized in the profession (Pr) district-
No medical use.-~ are authorized without an increase in parking
accommodations .

d. Conformance with the development standards and policies as adopted
by the City Council.
