RESOLUTION NO. 1771
A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN
RECOMMENDING APPROVAL OF TENTATIVE PARCEL MAP 78-120.
The Planning Agency of the City of Tustin does hereby resolve
as follows'
1. The Planning Agency finds and determines as follows'
That Tentative Parcel Map 78-120 was submitted
to the Planning Agency pursuant to Ordinance 651
(as amended) by LPI/Winger Associates for the
purpose of creating 11 parcels from portions of
two previous maps, Lot 1 of Tract 8763 and Parcel .?
2 6.f parcel map recorded in Book 93, Pages 14 &
15, Records of Orange County.
b. That said Parcel Map is in conformance with the
Tustin Area General Plan.
c. That an Environmental Impact Report was previously
certified for the Tustin-Irvine Industrial Complex.
(EIR 73-1).

The Planning Agency hereby recommends to the City Council
the.approval of Tentative Parcel Map 78-120 subject to
the following conditions'
a. The developer should be advised that' no '.!median
openings" in Walnut Avenue wi!l be al)Owed to
accommodate left turn movements from "A" and "B"
Streets.
b. The developer shall have a civil engineer revise
the improvement plan for Walnut Avenue (refer to
Plan No. 907F) and prepare improvement plans for
"A" and "B" Streets to show the construction of
and shall construct all missing street improvement
adjacent to said development per City of Tustin
':Minimum Design Standards for) Public Works" and
"Street Improvement Standards".
c'2. The intersections-of "A" and "B" Streets with
Walnut Avenue shall be so designed to allow right.
turn ingress and egress only.
d. The developer shall provide a separate water and
sewer service for each parcel.
e. Installation of all utilities underground in con-
nection with this development with no poles being
set either on or adjacent to the subject develop-
ment.
f. Show street drainage (flow arrows) and any storm
drains to be constructed.
g. Correct ~map to show sewer service by Sanitation
District No. 7, County of Orange.

h. Prior to recordation of the map, water improve-
ment plans shall be approved by the Fire Warden
for fire protection and financial security posted
for the installation. The adequacy and reliability
of water system design, location of valves, and dis-
tribution of fire hydrants will be evaluated in
accordance with Public Utilities Commission (PUC),
General Order 103.
i. All previous conditions of Tract 8763 and Parcel
Map 77-78 apply to this map.
PASSED AND ADOPTED as a regular meeting of. the
City of Tustin Planning Agency on August 7, 1978.
