OF TUSTIN, CALIFORNIA, APPROVING USE PERMIT 78-16
AMENDING SPECIFIC PLAN NO. 5 ALLOWING AN OFFICE
DEVELOPMENT AT 515 E. FIRST ST.
The Planning Ayency of the City of Tustin does hereby resolve
as follows:

I. ~. The Planning Agency finds and determines as follows:
a That a proper application for Use Permit 78-16 was filed
on behalf of the %.lellington Group by Gerald Rewers of
17411 Irvive Boulevard, amending Specific Plan No. 5,
designating the use for the property located at 515 E.
First Street.

b. That a public hearing was duly called, noticed and held
on said application.
c. That the prOposed development is in compliance with the
requirements of CEQA.
d. That the proposed development shall be in conformance with
the development policies and adopted codes of the City of
Tustin.
e. That final plans shall be subject to the review and
approval of the Community Development Director.
2. The Pianning Agency hereby approves Use Permit 78-16, subject
to the following conditions'
a. Driveways and intersection at Centennial and First
will be designed according to the requirements as stated by
the City Engineer.
b. Office units adjacent to the residential condominiums
shall be screened for privacy.
c. Parking shall be provided at a ratio of no less than
one space per every 317 sq. ft.
d. Northerly 18' driveway shall be one way only.
e. Traffic signal shall be installed at Centennial Way and
First Street with the developer participati.ng in twenty-
five percent of the cost of the signal.
f. All missing public improvements such as sidewalks, curbs,
gutters, driveways, street trees, etc., shall be provided
as conditions of approval.
g. Recordation of access easements for property to the north
and Santiago Bank.
h. Submission and approval of a Master Sign Plan.

i. C. C. & R.'s to be approved by City Attorney to include
the exclusion of all medical office uses.
j. Compliance with all applicable City Ordinances and Development'

Guidelines.
k. Retain 'Cape Chestnut tree wiTth no'paving~ around roots';
PASSED AND ADOPTED at a regular meeting of..the Planning Agency of the
City of Tustin, California, held on the 7th day of August, 1978.
