RESOLUTION NO. 1765
A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTIN RECOMMENDING APPROVAL OF
TENTATIVE TRACT MAP NO. 10477 LOCATED AT
515 E. FIRST STREET
The Planning Agency of the City of Tustin does hereby resolve as
follows:
1. The Planning Agency of the City of Tustin finds and determines as
follows:
a. That Tentative Tract Map No. 10477 was submitted to the Planning
Agency by the owner, Gerald Rewer~ for the purpose of creating a
one lot subdivision for office condominium purposes from a sub-
division of a parcel as shown on a map recorded in Book 56,'
Page 7 of Parcel Maps in the office of the County Recorder of
Orange County, California.
b. That said parcel is in conformance with the Zoning Ordinance and
the General Plan for the City of Tustin and the application is in
conformance with the requirements of the Subdivision Ordinance of
the City of Tustin.
2. The Planning Agency hereby recommends approval of Tentative Tract
Map No. 10477 subject to the following conditions:
a. Ail conditions of the use permit with respect to driveway loca-
tions, widths, etc.
b. Participation by the developer in the amount of 25% of the
construction cost of a traffic signal at the intersection of
Centennial Way at First Street.
c. Ail missing or damaged street improvements such as curbs,
gutters, sidewalks, drive-aprons, street trees and marbelite
street lights with underground conduit.
d. Reciprocal access easements serving the adjacent property to the
north and east.
e. Closure of the existing driveway from the Santiago Bank to
First Street.
f. Approval of the CC & R's by the City Attorney.
PASSED A~D ADOPTED at a regular meeting of the Planning Agency of the
City of Tustin, California, held on the 17th day of July, 1978.
