HomeMy WebLinkAboutPC RES 1753 1 2 4 § 6 ? 8 9 10 11 12 15 14 15 16 17 18 19 20 21 22 25 27 28 29 5O 51 RESOLUTION NO. 1753 A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN, CALIFORNIA, RECOMMENDING APPROVAL TO THE CITY COUNCIL OF TENTATIVE TRACT NO. 10401. The Planning Agency of the City of Tustin does hereby resolve as follows: 1. The Planning Agency finds and determines as follows: a. That a proper application was filed by Kendall-Brief Company pursuant to the Subdivision Ordinance No. 651 for the purpose of creating an industrial condominium project from a portion of Block 45 of Irvine's Subdivision, Book 1, page 88 of miscellaneous record map of Orange County[ b. That the proposed map is in conformance with the Tustin Area General Plan. c. That an EIR was previously certified for the Tustin-Irvine Industrial Complex (EIR 73-1). 2. The Planning Agency hereby recommends to the City Council the approval of Tentative Tract No. 10401, subject to the following conditions: a. A detailed grading plan should be submitted for review and approval. b. The developer shall have a civil engineer revise the existing improvement plans for Walnut Avenue and Myford Road (refer to Plans RS-907G and R-1018D) to show the construction of and shall construct all missing street improvements adjacent to said development per the City of Tustin "Minimum Design Standards for Public Works" and "Street Improvement Standards" c. The public impr$vements to be constructed in conjunction with this development shall be completed prior to the issuance of any "Certificates of Occupancy." d. Payment of sewer connection fee per Orange County Sanitation District No. 7 ordinance. e. The Orange County Fire Marshall shall determine if any on--site fire hydrants will be required and the proper locations. f. The formation of a "Community Assoc%ation" to provide for the maintenance of the common parking area and the landscaping along Walnut Avenue and Myford Road. g. Sidewalks are not required within the industrial area. The proposed installations would be optional to the developer. h.
