RESOLUTION NO. 1738
A RESOLUTION OF THE PLANNING AGENCY OF THE CITY
OF TUSTIN AUTHORIZING THE CONSTRUCTION OF A
MINI-WAREHOUSE FACILITY AT LOT NO. 12, TRACT
NO. 8763 WITH A MANAGER'S RESIDENCE.
The Planning Agency Of the City of'Tustin'd6es hereby'resolve as.
follows:
1. The Planning Agency finds and determines as follows:
a. That a proper application, Use Permit No. 78- 7 , was filed
by Public Storage Properties, Ltd., of Pasadena, California
to request authorization to construct a mini-warehouse facility
on the property described in the attached exhibits for Lot 12,
Tract No. 8763, incorporated herein by this reference as though
fully set forth herein.
b. That a public hearing was duly called, noticed and held on
said application.
c. That establishment, maintenance and operation of the use applied
for will not, under the circumstances of this case, be detri-
mental to the health, safety, morals, comfort or general welfa
of the persons residin~ or working in the neighborhood of such
proposed use, evidenced by the following findings:
1. The use is in conformance with the Land Use Element of the
Tustin Area General Plan.
2. The residential accessory use will aid in the proper manage-
ment and control of the facility.

d. That the establishment, maintenance and operation of the use
applied for will not be injurious or detrimental to the property
and improvements in the neighborhood of the subject property, nor
to the general welfare of the City of Tustin, and should be
granted.
e. Proposed development shall be in accordance with the development
policies adopted by the City Council, Unifo_~m Building Codes as
administered by the Building Official, Fire Code as administered
by the Fire Chief, and street improvement requirements as
administered by the City Engineer.
f. Final development plans shall require the review and approval of
the Community Development Director.
g. The environmental impact reporting requirements and concerns
were addressed in the Environmental Impact Report No. 73-1 for
the Irvine Industrial Complex.
2. The Planning Agency hereby grants a Conditional Use Permit, as applied
for, to authorize construction of a mini-warehouse facility with accessory manage~
residence subject to the following conditions:
a. Ail drive and parking aisles shall ~e a minimum of 30' in width.
b. Four on-site fire hydrants shall be provided as required by the
Orange County Fire Marshall.
c. Buildings F and G, as indicated on the application, shall have
automatic sprinkler systems. Buildings A, B, C, D, E, and H shall
have automatic fire detection systems.

d. The Jamboree Boulevard "berm" construction be completed prior
to the issuance of any occUPancy permits.
e. Payment of sewer connection fees per Orange County Sanitation
District No. 7 ordinance in the amount of $2,750.00 prior to
issuance of building permits.
f. Dedication to the City of a 20 foot wide easement for bicycle
trail purposes along the northeasterly proper~y line from
Jamboree Boulevard to Franklin Avenue.

g. Tree wells shall be provided along the interior drive aisles as
required in the Development Guidelines.
The final development plans to include plot, elevations,
materials, landscaping, irrigation, lighting, and signing shall
be submitted for review and approval by staff, in accordance
with the concepts of the approved preliminary plans.
i. Installation of all utilities underground, with no addition
of overhead poles to be set within the property or adjacent to
the street right-of-way.

j. Installation of the street improvements to the satisfaction
of the City Engineer and conformance to the design criteria as
contained in the City of Tustin deyelopment .standards
(Resolution 76-23).
k. Samples of exterior materials and colors shall be submitted for
review prior to the issuance of building permits.
1. Plans shall conform to the Buildings Security Ordinance as
administered by the Chief of Police.
PASSED AND ADOPTED at a regular meeting of the Planning Agency of the
City of Tustin, California, on the 17th day of April, 1978.
