RESOLUTION NO. 1735
~ A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTIN AUTHORIZING CONSTRUCTION OF
i'~ 2 AN AUTOMOBILE TRANSMISSION REPAIR SHOP ON
! I THE WESTERLY CORNER OF LAGUNA ROAD AND
i ~ NEWPORT AVENUE.
4 The Planning Agency of the City of Tustin does hereby resolve as
5 follows:
6 1. The Planning Agency finds and determines as follows:
~ a. That a proper application Use Permit 78-2 was filed by Zoltan
Csik to request authorization to construct an automobile trans-
8 mission repair shop on the site of an existing automobile
service station at 90 Laguna Road.

b. That a public hearing was duly called, noticed and held on
10 said application;
11 c. That establishment, maintenance and operation of the use
applied for will not, under the circumstances of this case, be
12 detrimental to the health, safety, morals, comfort or general
welfare of the persons residing or working in the neighborhood
1~ of such proposed use, evidenced by the following findings:
14 1. "The use is in conformance with the land use element of
i ! the Tustin Area General Plan and with the Zoning Ordinance".

d. That the establishment, maintenance and operation of the use
16 applied for will not be injurious or detrimental to the property
and improvements in the neighborhood of the subject property,
17 nor to the general welfare of the City of Tustin, and should
be granted.

e. Proposed development shall be in accordance with the develop-
19 ment policies adopted by the City Council, Uniform Building
Codes as administered by the Building Official, Fire Code as
20 administered by the Orange CoUnty Fire Marshall, and street
improvement requirements as administered by the City Engineer.
f. The proposed development is categorically exempt from environ-
~ mental impact report requirements.
2~ g. Final development plans shall require the review and approval
of the Community Development Director.
2. The Planning Agency hereby grants a Use Permit to authorize the
construction of an automobile transmission shop subject to the following
conditions:
~-~ a. The operation of the repair shop must meet noise limitation
I. 27 standards of 65dBA as provided in the Noise Element of the
Tustin Area General Plan.

That no doors or °penable windows are permitted along the
walk which face the adjacent motel to the west.
b. That perimeter and interior planters with irrigation systems
shall be provided as recommended by the Community Development
Director.

c. That the proposed structure shall exhibit architectural
detailing in conformance with the theme of the E1 Camino ~ReaI
area.
d. On site parking requirements of 14 spaces shall be ~equired
in accordance with parking lot guidelines.
e. Repair of vehicles outside of the repair shop buildings and
storage and display of supplies and products is strictly
prohibited.
f. Signing shall be limited to:
2-25 sq. ft. wall signs, locations as requested.
1-65 sq. ft. pole sign not exceeding 27' in height.
1-10 sq. ft. gasoline price sign
The pole sign shall be provided with a decorative pole cover,
installed in a planter equal in area to the sign face and shall
not overhang the public right-of-way. The pole sign shall be
constructed to give the appearance of a single sign cabinet.
The wall sign copy shall be limited to business identification
purposes and shall not display prices, brand names or products.
PASSED AND ADOPTED at a regular meeting of the Planning Agency of the
City of Tustin, California on the 3rd day of April, 1978.
