APPLICATION NO. 78-2 FOR THE PROPERTY LOCATED
ON THE EAST SIDE OF RE;D IiILL, BF,Tw'EEN 133 FEET
AIJD 198 FEET rJORTI~ERLY OF MIZCHELL AVEIJUE;.
The Planning Agency of the City of~Tustin does hereby resolve
as follows:
1. Tlie Planning Agency finds and deterrlines
a. That a proper application, Zone change 78-2,
has been filed by Santa Ana Federal Savings for
a change in zoning classification from single-
family residential (R-1) to professional (PR) for
the property described in Exhibit "A" attached
hereto and incorporated herein by this reference
as though set fortri herein full.
b. That a public hearing was duly called, noticed,
and held on said application.
c. That a zone change should be granted for the
following reasons:
1. 7.'he zone charge is in conformance with
the Land Use Element of the Tustin Area
General Plan as amended.
2. The zone change will permit professional
uses along a predominately commercialized
street.
d. Development of subject properties shall be in
accordance with the policies adopted by the City
Council, Uniform Building Godes as administered
by the Orange County Fire Dept., and street improve-
ment requirements as administered by the Gity
Engineer.
2 . Z'lie Planning Agency hereby recozrr~ends to the City. Council.
al~proval of zone change application Ivo. 78-2, from single-famiil~
residential district to the professional district (PR) subject to
the following conditions
a. Compliance with recommendation and stipulations of
ttie Community Development Director and City Engineer
related to street trees, street lights, public
improvements,t~drainage and vehicle circulation
patterns..
b. Submission and approval of final development plans
at the time of development.
c. That a 10' structure setback will be maintained
from any lot line which abuts residential zones
or uses.

versions shall conform to all City zoning,
2 k~uilding, and fire codes.
3 PASSED AND ADOPTED at a regular meeting of Planning Agency
4 of the City of Tustin on the 20th day of March, 1978.
