HomeMy WebLinkAboutPC RES 1713 1 2 9 10 11 1£ 15 18 19 20 21 22 23 24 25 26 27 3O 32 RESOLUTION NO. 1713 A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN RECOMMENDING FOR PRE-ZONING PROPERTY LOCATED AT THE SOUTH EASTERLY CORNER OF NEWPORT AND SYCAMORE TO BE PREZONED TO "PC-PROFESSIONAL" · ., The P]'anning Agency of the City of Tustin does hereby resolve as follows: 1. The Planning Agency finds and determines: a. That a proper application (PZ 78-1) was filed by the property owner, Orange County Institute for Transactional Analysis for a prezoning to allow them to conduct their Institute upon annexation to the City. b. That a public hearing was duly called, noticed and held on said application. c. That the prezoning should be granted to bring the zoning into conformance with the Tustin General Plan. d. Proposed development will be brought into conformanc~ with all applicable codes for conversion of property from a residential to a professional office use. 2. The Planning Agency hereby recommends to the City Council approval of prezone number PZ 78-1 from Orange County R-4 (Suburban Residential) District to the City of Tustin 'PC-Profes- sional (Planned Community Professional) subject to the following conditions: a. Upon development, submission of street improvement plans prepared by a civil engineer and subject to th~ approval of the City Engineer and construction of all missing street improvements along the Newport Avenue and Sycamore Avenue frontages to secondary arterial highway standards and per the City of Tustin "Minimu~ Design Standards for Public Works'~ and "Street Impro~ ment Standards.': This work shall consist of but is limited to: 1) curb and gutter 2) street paving 3) concrete sidewalks and driveways · 4) marbelite .street lites served with underground conduit 5) street trees 6) sewer lateral connection b. Upon development, annexation of this parcel to the Tustin Lighting District. c. Dedication of 20' of additional right-of--way along the Sycamore Avenue frontage and 10' of additional right-of-way along the Newport Avenue frontgge, including a 27' radius corner cut-off. "; d. Submission of all remodeling and rehabilitation plans for review and approval by the Community Development and Fire Departments to insure compliance with all code requirements. PASSED AND ADOPTED at a regular meeting of the Planning Agency on the 6th of February, 1978.
