A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTIN RECOMMENDING APPROVAL OF
TENTATIVE PARCEL MAP NO. 78-110.

The Planning Agency of the City of Tustin does hereby
resolve as follows:
1. The Planning Agency of the City of Tustin finds and
·
determines as follows:
a. That Tentative Parcel Map No. 78-110 was
submitted 'to the Planning Agency pursuant to
the Subdivision Ordinance 651 by Panchal
Engineering for the purpose of creating three
parcels from one existing parcel being a portion
of Lot 9 in block "B:~ of the Chapman Trac-t
recorded in Book 102 and page 15 of miscellaneous
maps, records of Orange County, California.
b. That said Tentative Parcel Map is in conformanCe
with the Zoning Ordinance and the General Plan
for the City of Tustin and the application is
in conformance with the requirements of Ordinance
No. 651 of the City of Tustin.
.c. That a Negative Declaration for Environmental
Impact has been applied for and is.hereby granted.
2. The Planning Agency hereby recommends approval of Tenta-
rive Parcel Map No. 78-110 to the City Council, subject to the
following conditions:
a. Upon development, the developer shall have
improvement plans prepared by a civil engineer
and subject to the approval of the City Engineer
and shall construct, improvements all per the
City of Tustin "Minimum Design Standards for
Public Works`? and "Street Improvement Standards.
Said improvements shall consist of but not be
limited to:
1. public sewer and sewer laterals to serve all
parcels.
2. new driveway apron on Santa Clara Avenue.
3. off-site drainage facilities as may be require
by the City Engineer and County of Orange.
4. water main to serve all parcels per the
requirements of the City Engineer and Tustin
Water Works.
b. Obtain approval of the County of Orange as to
proposed work in County territory on Santa Clara
Avenue and off-site drainage onto Flint Drive.
c. Eliminate "Flag lots" Parce].s 2 and 3 and in lieu
provide reciprocal access driveway easement to
serve all 3 parcels.

d. Eliminate existing driveway on Santa Clara and
provide Parcel 1 access to new access drive.
e. On parcel map provide for 15' wide public sewer
, ~ , easement. ~
°f. Upon development, satisfy the requirements of
the State Environmental Quality Act.
g. Obtain approval of the Orange County Fire Depart.°
ment for the configuration of the proposed cul-
de-sac and access drive.
h. Provide for homeowners association for main-
tenance of access drive and planter areas
indicated.
i. Annexation to the Tustin Lighting District.
Filing of annexation must be initiated prior to
City Engineer approval of final map.
j. That the southern lot line of parcel No. 1 be
moved southerly to allow for an eleven (11) foot
side yard setback from the existing house.
PASSED AND ADOPTED at a regular meeting of the Planning.
Agency of the City of Tustin, California, held on the 6th day
of February, 1978.
