HomeMy WebLinkAboutPC RES 1699 2 3 4 § 6 ? 8 9 13 15 16 17 19 20 21 22 24 25 26 29 30 31 32 RESOLUTION NO. 1699 A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN, RECOMMENDING REZONING ON ZONE CHANGE APPLICATION 77-10 OF THE PROPERTIES LOCATED SOUTH'OF FIRST STREET, NORTH OF SECOND STREET, BETWEEN PACIFIC AND "A" STREETS. The Planning Agency of the City of Tustin does hereby resolve as follows: 1. The Planning Agency finds and determines: a. That a proper application, Zone Change 77-10, has been filed on behalf of Jansvu Properties, Inc. for a zone change from the single family (R-i) and Multiple Family (R-3) Districts to the Planned Development District (PD) of the property described in Exhibit "A" attached hereto and incorporated herein by this reference as though set forth herein in full. b. That a public hearing was duly called, noticed, and held on said application. c. That a zone change should be granted for the following reasons: I. The zone change is in conformance with the Land Use Element of the Tustin Area General Plan. II. The zone change will encourage residential redevelopment in the older section of the City. d. Development of subject property shall be in accordance with the policies adopted by the City Council, Uniform Building Codes as a~ministered by the Building Official, Fire Code as administered by the Fire Chief, and street improvement requirements as administered by the City Engineer. · e. Final development plans shall reauire the review and approval of the Communitv Development Director. 2. The Planning Agency hereby recommends to the City Council approval of zone change application No. 77-10 from the Single Family and Multiple-Family Districts to the Planned Development (PD) District, subject to the following conditions: a. Compliance with recommendation and stipulations of the Community Development Director and City Engineer related to street trees, street lights, public improvements, drainage and-vehicle circulation patterns. b.. Submission and approval of final development plans · by the Community Development Director. c. Compliance with all condit'ions of City Council Resolution No. 76-140. d. Submission and approval by the City Engineer of a Tract Map incorporating both the multiple-family development (PD) and the single family (R-l) land along second Street prior to the issuance of any grading or building perimeter. 4 e. Compliance with fire access lane requirements along the southern boundary of the Planned Development District.
