· RESOLUTION NO. 1698
A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN
RECOMMENDING AMENDMENT TO LAND USE ELEMENT OF THE TUSTIN
AREA GENERAL PLAN RELATIVE TO THE SOUTHEASTERLY CORNER OF
SYCAMORE AVENUE AND NEWPORT AVENUE.
The Planning Agency of the City of Tustin does hereby
resolve as follows:
1. The Planning Agency finds and determines as follows:
a. That Section 65356.1 of the Government Code of the
State of California provides that when it is deemed
to be in the public interest, the legislative body
may amend a part of the General Plan.
That in accordance with Section 65356 of the Govern-
ment Code of.the State of California, a public hearing
~as duly advertised and held on December 5, 1977,
on the application of Orange County Institute for
Transactional Analysis, as authorized by the property
owner Mrs. Dorcus Alexander of 14742 S.W. Newport
Avenue to consider General Plan Amendment 77-3 (B)
to reclassify the properties, which are in the unin-
corporated area of Tustin's Sphere of Influence, to
professional use.
b. Application has been made for a negative determination
of environmental impact report and a finding is
hereby granted.
c. That the change in classification would be in the
public interest and not detrimental to the welfare
of the public or the surrounding property owners.
2. The Planning Agency hereby recommends to the City Council
approval of General Plan Amendment 77-3 (B), amending
the Land Use Element to reclassify the property at the
southeasterly corner of Sycamore Avenue and Newport Avenue
which is in the unincorporated area of Tustin's Sphere
of Influence to the Professional use with the following
conditions:
a. That existing structures on the property must prior
to being used as professional offices, be brought
into conformance with all provisions of the business-
commercial section of the Uniform Building Code as
adopted by the City Council.
b. That style of architecture at the subject property
shall be residential in character to be compatible
with the surrounding uses.
c. That precise development plans shall be submitted
to accompany the rezoning application.
PASSED AND ADOPTED at a regular meeting of the City of Tustin
Planning Agency, held on the 5th day of December, 1977.
