U.P. 77-35, FOR THE CONSTRUCTION OF A FREIGHT TRUCK TERMINAL AT PARCEL 3 OF PARCEL MAP 7132. The Planning Agency of the City of Tustin does hereby resolve as follows: 1. The Planning Agency finds and determines as follows: a. That a proper application was filed on behalf of Freight Terminals Inc. for a Use Permit to allow construction of a truck' terminal for the property located at Parcel 3 of Parcel Map 7132. b. That a public hearing was duly called, noticed and held on said application; c. That establishment, maintenance and operation of the use applied for will not, under the circumstances of this case, be detrimental to the health, safety, morals, comfort or general welfare of the persons residing or working in the neighborhood of such proposed use, evidenced by the following finding: The proposal is in conformance with the Tustin Area General Plan and the Irvine Industrial Complex development guidelines as adopted by the City of Tustin. d. That the establishment, maintenance and operation of the use applied for will not be injurious or detrimental to the property and the improvements in the neighborhood of the subject property, nor to the general welfare of the City of Tustin, and should be granted. e. Proposed development Shall be in accordance with the Zoning Ordinance and the development policies adopted by the City Council, Uniform Building Codes as administered by the Fire Chief, and street improvement requirements as administered by the City Engineer. f. Environmental concerns were addressed in Environmental Impact Report 73-1 for the Irvine Industrial Complex. 2. The Planning Agency bereby grants a Use Permit, as applied for, to allow construction and operation of a truck terminal subject to the following conditions: a. That construction of new driveways as indicated on the site plan shall be constructed per the City of Tustin "Street Improvement Standards" subject to the approval of the City Engineer. b. That prior to issuance of building permits, approval by the City Engineer is required for street improvement plans per the City of Tustin "Minimum Design Standards for Public Works" and "Street Improvement Standards"' calling for construction of all missing ultimate street improvements on Dow Avenue and construction of ultimate street improvements on the westerly half of Myford Road from Walnut Avenue to Dow Avenue. The work on Myford Road shall include the median curb similar to Myford Road northerly of Walnut Avenue. ! 1 4 § 6 ? 8 9 10 11 12 13 14 1.9 g9 c. That a solid masonry wall ten feet in height shall be provided along the front of the storage yard. The interior perimeter lines shall be screened with then foot high view obscurring fence with masonry columns. d. That construction plans to include site, architectural, grading, landscaping, irrigation, and signing shall be submitted to the Community Development Director for review and approval.
