RESOLUTION NO. 1691
A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF
TUSTIN RECOMMENDING APPROVAL OF THE PREZONING OF
THE PROPERTY AT 13622 GREEN VALLEY TO MULTIPLE
FAMILY RESIDENTIAL.
The Planning Agency of the City of Tustin does hereby
resolve as follows:
1. The Planning Agency finds and determines the
following:
a.
That a proper application was initiated by
James H. Nowell, to prezone certain property
on the easterly side of Green Valley Drive,
southerly of Lance Drive to Multi-family
Residential.
b.
Subject property is further identified as
Lot 1, Block "B". Tract 632, .as recorded
in Book 20, Page 30 of Miscellaneous Maps,
Records of Orange County.
C.
That a public hearing was duly called, noticed,
and held on said application.
That the proposed use and density is in
conformance with the Tustin Area General Plan.

The Planning Agency hereby recommends to the City
Council the approval of Pre-zone 77-6 for the above
descirbed property to Multiple Family (R-3-2700)
District subject to the following conditions:
a. The pre-zoning shall be effective upon annexation
to the City of Tustin.
b.
Density of proposed development shall not exceed
one dwelling unit for each 2,700 sq. ft. of
land area.
c. Parkingaccommodations shall be provided at a
ratio of 2 parking spaces for each dwelling
unit, one of which shall be in an enclosed
garage.
d.
Upon annexation and development submission of
street improvement plans calling for but
not limited to the construction of curb and
gutter, sidewalk, street trees and street light
per the City of Tustin "Minimum Design Standards
for Public Works" and "Street Improvement Stand-
ards'' all subject to the approval of the. City
Engineer.
e. Annexation of the parcel to the Tustin Lighting
District.
f.
Provide public drainage easement along northerly
boundary of the parcel guaranteeing adequate
access to the channel for maintenance purposes.

Upon annexation and development provide
cash deposit to the City in the amount of
$3,000.00 as this parcel's proportionate
share of future storm drain construction.
PASSED AND ADOPTED at a regular meeting of the Planning
Agency of the City of Tustin, California, held on the 7th day
of November, 1977. '
