RESOLUTION NO. 1677
A RESOLUTION OF THE PLANNING AGENCY OF T~E CITY OF
TUSTIN GRANTING A USE PERMIT ON APPLICATION NO.
77-24, FOR AUTHORIZATION TO CONSTRUCT A TRIPLEX
RESIDENTIAL STRUCTURE AT 1362 NISSON ROAD.
The Planning Agency of the City of Tustin does hereby
resolve as follows:
1. The Planning Agency finds and determines as follows:
a. That a proper application (No. 77-24) was
filed on behalf of Nancy D. Curtis for a Use
Permit to authorize construction of a triplex
residential structure at 1362 Nisson Road,
the property is described in exhibits attached
hereto and incorporated herein by this reference
as though set forth herein in full.
b. ~That a publiC hearing was duly called, noticed
and held on said application;
c. That establishment, maintenance and operation of the
use applied for will not, under the circumstances
of this case, be detrimental to the health, safety,
morals, comfort or general welfare of the persons
residing or working in the neighborhood of such
proposed use,. evidenced'by the following finding:
The property is zoned for duplex development
(R-2) and the request is within the provisions
of the Zoning Ordinance.
d. That the.establishment, maintenance and operation
of the use applied for will not be injurious or
detrimental to the property and improvements in
the neighborhood of the subject property, nor to
the general welfare of the City of Tustin, and
should be granted.
e. Proposed development shall be in accordance with
the development policies adopted by the City Council,
Uniform Building Codes as administered by the Build-
ing Official, Fire Code as administered by the Fire
Chief, and street improvement requirements as
administered by the City Engineer.
2. The Planning Agency hereby grants a Use Permit, as
applied for, to authorize construction of a triplex
residential structure on a R-2 lot located at 1362
Nisson Road, subject to the following conditions:
a. That final development plans and construction
drawings to include landscape and irrigations,
be submitted to and approved by the Community
Development Director.
b. That final development plans shall include constructior
of a decorative masonry wall approved by staff.
c. That the submission of improvement plans prepared
by a civil engineer and subject to the approval of the
City Engineer showing all missing street improvements
and construction in the public right-of-way per the
City of Tustin "Minimum Design Standards for Public
Works" and "Street Improvement Standards." This
work shall consist but is not limited to reconstructio
of sidewalk on Utt Drive, new sidewalk on Nisson
Road, driveway relocations and closures and sewer
lateral connections.
PASSED AND ADOPTED at a regular meeting of the Planning
Agency of the City of Tustin held on the 19th day of September,
19-77.
