HomeMy WebLinkAboutPC RES 16392 3 RESOLUTION NO. 1639 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN RECOMMENDING APPROVAL OF TEN- TATIVE PARCEL MAP 77-97. 4 The Planning Con~nission of the City of Tustin does 5 hereby resolve as follows' 6 ? 8 9 10 11 12 1. The Planning Commission finds and determines as as follows' A. That Tentative Parcel Map No. 77-97 was sub- 'mitred to the Planning Commission pursuant to the Subdivision Ordinance No. 651 by L. E. Carpenter and Andrew J. Hamer, Inc., for the purpose of creating three (3) separate par- cels from two (2) existing parcels as indi- cated on Book 401, Page 32, Block l, Parcels 3 and 5, Records of Orange County, with the properties bordered by Yorba Street on the east and the Newport Freeway on the west. 13 14 15 B. That said Parcel Map is in conformance with the Zoning Ordinance and the General Plan' for the City of Tustin and the application is in conformance with the requirements of Ordinance No. 651 of the City of Tustin. 16 17 18 19 2. The Planning Commission hereby recom3aends to the City Council the approval of Tentative Parcel Map No. 77-97, subject to the following conditions' A. That the street right-of-way along Yorba Street shall be dedicated as required by the City Engineer. 20 21 22 23 24 25 26 27 28 29 30 31 32 B. That street improvement plans shall be sub- mitted to the City for review and construc- tion of all street improvements including paving, curbs, gutters, sidewalks, drive aprons, street trees and traffic striping and signing across the entire frontage of all parcels. C. That marbelite street lights and underground conduit shall be installed as directed by the City Engineer. D. That all parcels shall be annexed to the Tustin Lighting District. Proof of submission of application to the County Surveyor's Office will be required prior to final approval of the parcel map. E. That adequate dor_]estic water and sanitary sewer facilities shall be installed to all parcels. F. That underground electrical and telephone util- ities shall be installed with no new poles to be set either adjacent to or on the said par- cels. 1 4 5 ? 8 9 10 14 16 17 18 19 ZO Zl ~4 ~9 50 G. That reciprocal access easements for traffic circulation dependent upon development of each parcel shall be submitted to the City for review and approval. · PASSED AND ADOPTED at a regular meeting of the City o~ Tustin Planning Conunission, held on the 13th day of June, 1977.
