The Planning Commission finds and determines as . follows: a. That a Parcel Map has been submitted r~ursuan±. to Ordinance #651 by the property owner, Lewis Proctor for the pur_ ~:~ose of creating two parcels . + 5.2 acres property on the south side of rsain Street between rlewport Avenue and Preble Drive. f b. The subject application is categorically exem-~t I from the requirements of an Environmental I. Report. • c. That the - ~ _ r aroposed map, and the designer it*t provement of the proposed property division is consistent with the applicable general and specific plans. d. That the site is physically suitable for the• T type of development on a temporary basis appropriately or as approved by the Planning Commission Use Permit r1o. 77-2 for a one year period. e. The Commission finds that the design and pro- posed use is in conformance with all applica- ble City and State regulations and ordinances. f. That Section 9250 of. Ordinance #651 authorizes the requirement for a tentative map to be waived by the Planning Agency fo.r the creatio~~ of not more than two parcels of less than five acres abutting upon a public street or highway and for lot line readjustments. g. That the Planning Commission hereby waives thk~ requirement for a 'tentative map and recommend; approval of final Parcel Map 77-90. 2. The Planning Commission hereby recommends to the City Council the approval of Parcel reap 77-90 subject to the follocaing conditions: a. Compliance to the terms and conditions of Use Permit 77-2. . b. That dedication or irrevocable offer of dedica=- tion of an additional 10 feet along the Main Street frontage to provide the ultir,~ate street: width section of 50' half street with said dedication or irrevocaLl.e offer to be made _pra.nx to the issuance of structural permit. ~:.
