That because of special circumstances ~pl~cable to the subject property, relative to size, shape, topography, location or surroundings, a strict application of the Zoning Ordinance is found to deprive the subject property of privileges enjoyed by other properties in the vicinity and under identical zone classification, evidenced bv the following findings: - 1) The property was zoned R-3 at the time of the adoption of the Zoning Ordinance even thouah it is only 50' in width in order to provid~ a buffer between the C-1 and R-1 districts. 2) The property to the north and sOuth are already developed and strict adherence to the develop- ment standards would make it impossible for this property to be developed.~' d. That the granting of a variance as herein prOvided will not constitute a grant of special privilege- inconsistent with the limitations upon other pro- perties in the vicinity and district in which the subject property is situated. e. That the granting of the variance as herein pro- vided will not be contrary to the intent of the Zoning Ordinance or the public safety, health and welfare, and said variance should be granted. f.
