AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA
PREZONING PROPERTY OF THONER.
The City Council of the City of Tustin, California does
ordain as follows:
1) The City Council finds and determines that:
a) A proper application for prezoning was filed on
behalf of Thoner, of the property described as beginning at a point
on the existing boundary of the City of Tustin, California, as
established by the Ben Brown Annexation by Ordinance Number 161,
passed and adopted November 20, 1961, said point being on the North
line of the South one-half of the Northwest one-quarter of Lot
"M" of the Stafford and Tuntin Tract, as shown on a map thereof
recorded in Book 2, pages 618 and 619, Miscellaneous Records of Los
Angeles County, California, also being the East line of Pasadena
Avenue, 60 feet wide, also being the East line of that certain parce
of land described as Parcel 2, as conveyed to the State of Californi
by a deed recorded in Book 5477, pages 227 and 228, Official Records
of Orange County, California; thence N. 5°39'48" W., departing from
said City boundary, along said East line of Parcel 2 and along
said East line of Pasadena Avenue, a distance of 269.81 feet,
more or less, to the North line of the West one-half of said Lot
"M"; thence S. 89030'59" E. along said North line, a distance of
221.57 feet, more or less, to an angle point in said City boundary,
as established by the McFadden Newport Annexation by Ordinance Num-
berl70, passed and adopted March 17, 1962, said angle point also
being the Northwest corner of Tract Number 4250, as shown on a
map thereof recorded in Book 151, pages 15 and 16, Miscellaneous
Maps, Records of Orange County, California; thence S. 00043'47" W.
along said City boundary and along the West line of said Tract Num-
ber 4250, a distance of 270.27 feet, more or less, to an angle
point in said City boundary as established by said Ben Brown Annex-
ation and to the Northeast corner of the South one-half of the
Northwest one-quarter of said Lot "M", a distance of 191.47 feet,
more or less to the point of beginning.
b) That after public hearing duly called, noticed
and held, the Planning Commission made its recommendations upon said
application.
c) That said Application should be granted.
2) The subject property is hereby prezoned to the R-3
zone, effective upon completion of annexation of said property to
the City of Tustin, subject to condition that no buildings in
excess of one story shall be permitted within one hundred fifty
feet (1501) of the easterly property line, and the property owner
shall execute and record a declaration containing such a restriction
to the satisfaction of, the City Attorney.
PASSED AND ADOPTED at a regular meeting of the City

certify that the whole number of the members of the City Council of
the City of Tustin is five, that the above and foregoing Ordinance
was duly and regularly introduced and read at the regular meeting
of the City Council held on the 18th day ofJuly 1966, and
was given its second reading and duly passed and adopted at a
regular meeting held on the 1�_day of August 1966, by the
following vote:
