RESOLUTION NO. 1588
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN .RECOMMENDING THE PREZONING ON APPLICATION
NO. PZ 77-1 OF THE IRVINE MYFORD AREA
The Planning Commission of the City of Tustin does hereby
resolve as follows:
1. The Planning Commission finds and determines as follows:
a. That a proper application No. PZ 77-1 has been
initiated on a motion of the Planning Commission
for a prezone change from the Orange County Agri-
cultural District to the City of Tustin Planned
Community District for the property bounded by
Irvine Boulevard, Browning Avenue, Santa Ana Freeway
and the easterly City limits on alignment with
My ford Road.
b. That a public hearing was duly called and noticed
and held on said application.
c. That the prezoning should be granted f~ 't~e
following reasons:
1) The prezoning will establish a mutual under-
standing between the land owner and the City of
Tustin as to potentials for development and
enable the land use planning in advance of
demand.
·
2) The prezoning will enable the development of
public works improvement plans related to land
use development patterns.
3) The subject area is within a flood plain and
the prezoning will enable the application of
development standards related to flood plain
hazards.
d. Development of the subject property at such time
as it is removed from the agricultural preserve
shall be in accordance with the policies as in
effect at that time and as. adopted by the City
Council, to include Uniform Building Code, fire
codes, street improvement standards, parkland
dedication, energy conservation requirements, and
such other laws and ordinances as adopted by the
State legislature and City of Tustin.
e. Prier to the issuance of building permits, a specifi~
plan shall be submitted to the Planning Commission
and City Council for review and approval. Said
plans may incorporate neighborhood designs with
integrated land use patterns to consist of support
commercial, mixed residential and public facilities
Residential densities shall not exceed 4 dwelling
units per gross acre for the total area exclusive
of land area requirements for other than residentia
deve lopmen ts.

f. An Environmental-Impact Report No. 76-5 has been
.prepared and certified related to the DroDosed
annexation and alternate development p~ank~ for
the subject area.
2. The Planning Commission hereby recommends to the City
Council the approval of Pre Zone application No. PZ 77-
from the, Orange County Agricultural District to the
City of Tustin Planned Community District, subject to
annexation to the City of Tustin and compliance with
'the terms and conditions as indicated in paragraph 1
above.
