A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN GRANTING A USE PERMIT (UP 76-29) FOR THE
CONSTRUCTION OF A BOWLING FACILITY AT 1091 OLD

The Planning Commission of t}~o City of Tustin (]¢.~,'~.~ hereby
resolve as follows:

Ochiai, Perez and l{urtado Architects, for a Use
Perrait (UP 76-29) to authorize the construction
of a 42 lane bowli, nq faci].J, ty at ].091 Old Irvin~
Blvd.
b. That a public hearing was duly advertised and held
on said application.
c. That the applican% has requested and is hereby
granted a Negative Declaration of Environmental
Impact Report.
d. That the proposed use 'will be compatible with
surrounding uses and will not be detrimental to
the area evidenced by the findings that:
(1) The proposed site is abutting commercial
uses on three sides and is buffer, ed from the
adjoining multi-family complex t~ ~the north
by solid perimeter building wall, to be con-
structed by the developer at a height of 8 feet
(2) Traffic access is from an intersecting street
(Old Irvine) to a major arterial, thereby
providing convenience of access and signalized
intersection.
(3) Landscaping, lighting, and parking design
shall be in conformance with City standard
e. The issuance of Building Permits shall reauire the
approval of the City of Tustin Redevelopment
Agency pursuant to Section 410 of the Redevelopment
Plan.
f. Construction and development shall be in confor-
mance with the applicable codes and policies
adopted by the City Council and administered by
the Fire Department, Building Official, City
Engineer, and Community Development Director.
2. The Planning Commission hereby, approves Use Permit
76-29 authorizing the construction and operation of a
bowling facility at 1.091 Old Irvine Blvd., subject to
the following conditions:
a. Revision of plot plan and parking accotmmodations
and traffic circulation to the satisfaction of
staff.

PASSED AND ADOPTED at a regular meeting of the Planning
Commission '~f the City of Tustin, California, held on the 22nd day
of November, 1976.
