HomeMy WebLinkAboutPC RES 1570 1 5 6 ? 8 9 10 11 12 15 14 15 16 18 19 20 21 22 25 25 26 27 28 29 50 o RESOLUTION NO. 1570 A RESOLUTION OF THE PLANNING CO~4ISSION OF THE CITY OF TUSTIN RECON4MENDING AMENDMENT NO. 76-2 (F) TO THE LAND USE .ELEMENT OF THE GENERAL PLAN The Planning Commission of the City of Tustin does hereby resolve as follows: 1. The Planning Commission finds and determines as follows a. That Section 65356.1 of the Government Code of the State of California provides that when~ it is deemed to be in the public interest, the legislative body may amend all or a part of the General Plan. b. That the Planning Commission conducted a public hearing and by Resolution No. 1563, recommended to the City Council that General Plan Amendment 76- ' (F) not be considered until such time as a devel- opment proposal' is submitted that assures the pre- servation of the character of the adjoining' area and said plan is 'consistent with the ob~e~ctives of the City with limited density quality development. c. That the City Council conducted a public hearing on November 15, 1976 and did refer said amendment back to the Planning Commission for reconsideration subject to the criteria that the Second Street frontage retain its single-family character with appropriate lot depths and the density of multi- family areas be recommended by the Planning ' Commission. 2. The Planning commission hereby recommends to the City Council that the Land Use Element of the General Plan be amended for the subject area in accordance with the attached Exhibit I, subject to the following conditions of an implementing zone change a_.ction: a. Lot lines shall be realigned by parcel map to create R-1 parcels facing Second Street with min- imum frontage of 50' and minimum depth of 125', with no lot to be less than 6,250 sq. ft. · · b. Proposed density for mu].ti-family structures shall not exceed 16 dwelling units per acre nor less than 2,500 sq. ft. of land area per unit, and ingress an, egress shall be restricted to First .Street. c. Parking accommodations shall be not less than two parking spaces per dwelling unit. d. No unit or structure shall exceed 15 ft. in height within 50 feet of a property line adjacent to a single family residential building site. e. Precise plans for development shall be submitted to accompany the request for rezoning.
