RESOLUTION NO. 1558
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN RECOMMENDING APPROVAL OF FINAL
TRACT MAP NO. 9410
The Planning Commission of the City of Tustin does hereby
resolve as follows:
1. The Planning Commission finds and determines as follows
a. That a proper application was filed for approval
of Final Tract Map No. 9410 by Tait & Associates
Inc., on behalf of Sand Dollar Development, Inc. fox
the 1.88 acre parcel located on the southwesterly
corner of Browning and Nisson Road, for the purpose
of authorizing construction of seven (7) four-plex
units and one (1) duplex on eight lots.
b. That the proposed map is consistent with applicable
general and specific plans.
c. That the design or'improvement of the proposed.
subdivision are consistent with applicable general
and specific plans.
d. That the site is physically suitable for the type
of development.
e. That the site is physically suitable for the pro-
posed density of development.
f. That the design of the subdivision or the proposed
improvements will not cause substantial environ-
mental damage. '
g. That the design of the subdivision or the type of
improvements will not cause serious public health
problems, o
h. That the design of the subdivision or the type of
improvements will not conflict with easements,
acquired by the public at large, for access through
or use of, property within the proposed subdivision
i. That the City Engineer certifies that the Final
TraQt Map is in substantial compliance with Tenta-
'rive Tract Map No. 9410 as approved by the City
Council Resolution No. 76-78.
j. That a negative environmental declaration was
approved on August 2, 1976.
2. The Planning Commission hereby approves' the composite
site plan and recommends to the City Council the ap-
proval of Final Tract Map. No. 9410, subject to the
following conditions:
a. Compliance with the terms and conditions of
Planning Commission Resolution No. 1525 and City
Council Resolution No. 76-78.
b. Final approval of the City Engineer.

c. That the perimeter wall have planter insets
approximately 50 ft. on center with access
from the adjoining properties and that the
height of the perimeter wall be reduced at
the intersection of Nisson and Pinebrook
Streets to eliminate sight problems.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission of the City of'Tustin, California, held on the 25th
day of October, 1976.
