A RESOLUTION OF TiiE PLANNING CONIt~'IISSION OF THE CITY OF
TUSTIN RECOMMENDING APPROVAL OF PARCEL MAP NO. ~6-86
The Planning Commission of the City of Tustin does hereby
resolve as follows:

1. The Planning Commission finds and determines as follows:
a. That Parcel Map No. 76-86 was submitted to the
Planning Commission pursuant to the Subdivision
Ordinance No. 651 by Pete Valenti for Tustin
Village Center for 'the purpose of creating two (2)
parcels from an existing area of land, consisting
~of 2.98 acres, with 708 feet of frontage on Main
Street, 215 feet of frontage on Bryan Avenue and
203 feet of frontage on Newport Avenue.
b. That the proposed map is consistent with applicable
general and specific plans.

c. That the design or improvement of the proposed
,subdivision are consistent with applicable general
and specific plans.
d. That the site is physically suitable for the type
of development.
e. That the site is physically suitable for the pro-
posed density of development.
f. That the design of the subdivision or the proposed
improvements will not cause substantial environ-
mental damage.
g. That the design of the subdivision or the type of
improvements will not cause serious public health
problems .
h. That the design of the subdivision or the type of
improvements will not conflict with easements,
acquired by the public at large, for access through
or use of, property within the proposed sub division.
i. That a negative environmental declaration was
approved and filed for subject property on March
10, 1975.
2. The Planning Commission hereby recommends to the City
Council the approval of Parcel Map No. 76-86, subject
to the following conditions:
a. That the development on each separate parcel be
provided with facilities and access by the handi-
capped as required by State Law,
b. That amended CC & Rs providing reciprocal agree-
ments for parking,-circulation, drainage and
utilities be approved by the City Attorney and
recorded.
c. That the Final Map be approved by the City Engineer.
