U.P. 76-22 OF THE CITY OF TUSTIN FOR A PUBLIC WORKS MAINTENANCE YARD. · The Planning Commission of the City of Tustin does hereby resolve as follows: · 1. The planning Commission finds and determines as follows a. That a proper application (No. U.P. 76-22) was filed on behalf of the City of Tustin for a Use Permit to allow the construction and maintenance of a public works yard for the property located on Service Road, westerly of Red Hill Avenue, southerly of Currie Intermediate School, and northerly of the Sante Fe Railroad; b. That a public hearing was duly called, noticed and held on said application; c. That establishment, maintenance and operation of the use applied for will not, under the circum- stances of this case, be detrimental to the health, safety, morals, comfort or general welfare of the persons residing or working in the neigh- borhood of such proposed use, evidenced by the following findings: 1. The remoteness of the site from residential areas; 2. Consistency of the proposed use with the General Plan and P & I Zoning District regulations; and ~3. The buffering by walls and landscaping to create environmental amenities. d. That the establishment, maintenance and operation of the use applied for will not be injUrious or detrimental to the property and improvements in the neighborhood of the subject property, nor to the general welfare of the City of Tustin, and should be granted; e. Proposed development shall be in accordance with the Zoning Ordinance and the development policies adopted by the City Council, Uniform Building Codes as administered by the Building Official, Fire Code as administered by the Fire Chief, and street improvement requirements as administered by the City Engineer; and f. That a Negative Declaration for an Environmental Impact Report was approved by City Council Reso- lution No. 76-102 on September 20, 1976, finding that the proposed use will have no adverse impact upon the environment. The Planning Commission hereby grants a Use Permit, as applied for, to allow the construction and oper- ation of a Public Works Maintenance Yard comprised of -+ 20,000 sq. ft. of building area with storage facil- ities, refuse transfer station, fuel island, related activities, and identification signing.. 3. Said Use Permit shall be valid until such time as the .use shall be abandoned or revoked by action of the City Council of the City of Tustin.
