A RESOLUTION OF THE PLANNING COMMISSION OF THF. CITY
OF TUSTIN GRANTING A USE PERMIT ON THE APPLICATION
NO. UP 76-20 of PRUDENTIAL INSURANCE COA4PANY
The Planning .Commission of the City of Tustin does hereby
resolve as fol lows:
1. The Planning Commission finds and determines as follow
a. That a proper application (No. UP 76-24) was Bled.
on behalf of Mike Patin for Prudential Insurance
Company-for a Use Permit to authorize the con-
. struction and operation of a single story office
building located in the Planned Community Commercia
District at the northeasterly. corner of 17th
and Yorba. -
b. A public hearing was duly called, noticed and
held on said applicattion.
c. The establishment,. maintenance and operation of
the use applied for caill not, under the circ•un-
stances of this case, be detrimental to the health,
safety, morals, comfort or general welfare of the
persons residing or working in the neighborhood.
of such proposed use, evidenced by the following

findings:

. lj The use is in conformance with the Tustin Area
General Plan.
2j The use is in compliance with the zoning reg-
ulations for the district.
3j The site plan provides for the maximum distance
on the site from adjoining residential develop-
ments and by the character of the use would
create no adverse impact upon the adjoining
developments.
d. That the establishment, maintenance and operation
of the use applied for will not be injurious or
detrimental to the property and improvements in
. the neighborhood of the subject property, nor to
the general welaare of the City of Tustin, and
should be grant.~d. -
e. The proposed development shall be in accordance
with the development policies adopted by the City
Council, the Uniform Building Code as administered
by the Building Official, Fire Code as administered
by the Fire Chief, and Street Improvement require-
- ments as administered by the City Engineer.
f. A negative environmental impact report has been
filed and is hereby approved. -

2. The Planning Commission hereby grants a Use Permit,
• to allow the construction and operation of a pro-
fessional office building in the Planned Community
Commercial District, subject to the conditions as
contained herein and further cited as follows:•
a. That Parcel Map 76-83 be recorded with conditions
as indicated by the. City Engineer.
b. That a 25' wide reciprocal easement for ingress
and egress be provided, centered Upon the lot
line between proposed parcels 1 and 2 and that
the entire 25' wide drive way be improved.
c. That a 25' wide easement for ingress and egress
be provided at the reap of proposed parcel 1 to '
allow access to Yorba Street from parcel 2.
. d. That the area between the new sidewalk on. parcel
#1 and the existing curb be landscaped with
. grass and shrubs.
'i e. That final development plans including a plc,t
~Slan and building elevations be submitted to
the Planning Commission for review and approval.
f . A deposit-with the City z:n the amount: equal .to
50$ of the cost of afire hydrant to be located i
