RESOLUTION N0. 1512
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN RECOMMENDING APPROVAL OF TENTATIVE TRACT
MAP 'N0. 9387
The Planning Commission of the City of Tustin does hereby
lve as follows:
1. The Planning Commission finds and determines as follows:
a. That a Tentative Tract Man No. 9387 was submitted
to the Planning Commission pursuant to the sub-
division Ordinance No. 651.
b. That an Environmental Impact Report Negative
Declaration was submitted by the applicant and is
hereby approved.
c. That said application is in conformance with the
General Plan and the Zoning Ordinances for the City
of Tustin.
2. The Planning Commission hereby recommends to the City
Council the approval of. Tentative Tract Man No. 9387
for the property located at the north westerly corner
of York>a Street and Laurie Lane to create a six (6)
lot subdivision subject to the following terms and
conditions:
a. Compliance with the terms and conditions of City
Council Resolution No. 73-35 pertaining to the
standards and guidelines for planning, zoning and
development in the City of Tustin.
b. The submission of a landscape easement for sight
visibility on the south easterly portion of lot 2
to the lot "not a part" known as 13711 Xorba Street,
to the satisfaction of the City Attorney.
c. Structures on lots 5 and 6 are to be removed prior
to the issuance of a building permit for single
family residential development on subject lots.
d. A quit claim deed shall be provided to the City of
Tustin to the abandoned SAVI lines along the
southerly perimeter of the subject lots.
e. The construction of a private draining system on the
southerly boundary of the tract in the parcel shown
as "not a part" to the satisfaction of the City
Engineer. The execution of appropriate documents
to provide a perpetual easement and maintenance for
said drainage facility, with submission of drainage
plans for lots 5 and 6 to the satisfaction of the
City Engineer prior to the recording of the subject
map.
f. The sidewalk for the interior cul de sac proposed as
"Robinson Place" may be located adjacent to the curb
with mail boxes and lighting standards to be inter-
ior from the sidewalk, or the installation of park-
way landscaped strip between the sidewalk and curb

i. Annexation of the subject property including the
area noted as "not a part" to the Tustin Lighting
District with proof of submission of these annexa-
tion papers to the County Surveyor's office to be
furnished to the City Engineer prior to the appro-
val of the final map, with installation of street
lights with marbleite poles and underground conduit
ihcluding the area listed as "not a part" on the
map, all to the satisfaction of the City Engineer.
j. The submission of the street improvement plans for
the construction of curbs, gutters, sidewalks,
street lights, sewer, water and drainage facilities
per the City standards and approval by the City
Engineer.
k. All street signing and striping as directed by the
City Engineer.
1. Provision for adequate sanitary sewer and domestic
water facilities to the satisfaction of the City
Engineer.
m. Provision for all underground utilities and no new
overhead poles to be set within or adjacent to the
proposed tract and parcel listed as "not a part".
n. Submission of final grading plans indicating eleva-
tions of all adjacent lots with respect to the pro-
posed development.

lots 5 and 6 for which a wall and/or gate shall be
authorized not closer than 5 feet to the front pro-
perty line, with said wall and/or gate to be removed
as a condition of the issuance of a building permit
for subject lots, and lots 1 and 3 shall be author-
ized a 5' side yard setback for the Laurie Lane side
yards.
