That a proper application No. UP 76-11 was filed by George P~letsovas, with the consent of_ the owrner, 2•Zr. Robert Schulman for a conditional use permit to authorize the construction of a commercial and of- fice building to be located on the southwesterl~~ corner. of First Street and E1 Camino Real. b. That a public hearing c•~as duly called, noticed and. held on said application. c. Application has been made for a negative deterrnina- tion of environmental impact report and a finding is hereby granted. e. The establishment, maintenance and operation of the use applied for will not, under the circum- stances of this case, be detri~?er_tal to the health, safety, morals, comfort or ..general welfare of the persons residing or working in the neighborhood of such proposed use,, evidenced by the following findings; 1) The proposed use is in conformance with the E1 Camino Real specific plan~and the General Plan for the Tustin area. 2) The proposed structure is a single story strut- . ture with uses com_atible to the ac~joininq developments. 3} Traffic patterns-and drive way cuts are s© designed as to prevent conflict with the existing and proposes? traffic patterns within the area . ` 4) The architectural design of the structure is compatible with the existing and proposed uses in .the area. f.
