Background
• Retail Commercial District (C-1) allows for commercial
and office uses
• Originally developed as a medical/professional center
with 6 buildings. The parcels were divided and two
buildings sold to separate owners, however, shared use
parking and access remained. Reciprocal parking and
ingress/egress agreements have provided parking and
access between the parcels since approximately 1965
and 1975
• Currently consists of four multi-tenant single-story
office buildings on three parcels with on-site common
parking and landscape areas

• Subdivide the 3 existing
parcels containing 4 office
buildings into 4 parcels
with up to 39 individually
owned condominiums
• No modification to
common parking or
shared access; however,
new CC&R's are required
as a condition of approval
