A RESOLUTION OF THE PLANNING CONIMISSIO~T OF T~-iE C?'TY OF TU'STI~1 GRA~~tTI~TG A USE PERR~IIT ON THE APPLICATION NO. UP 76-6 OF CONSTITUTION SAVINGS AND LOAN ASS OCIATIC' The Planning Corrli-nission of the City of T us~in does hereby resolve as follows: ,. 1. The planning Commission finds and determines as follc~ a. That a proper application {No. UP 76-6) was filet` on behalf of Constitution Savings and Loan for a Use Permit to authorize construction and operata. of a savings and °loan of 3, 000 sq. ft, area. for savings and loan association branch office and 17, 000 sq. ft, office building. A public hearing was duly called, noticed and held on said application. c . Signing shall be as .authorized by the Sign Code (Ordinance ~61d.) b, Irrigation and landscaping plans shall be sub•~itted and approved by ,the City staff in accordance arith the guidelines for planning and development. c. The dedication of street right-of-way to ultimate width or a distance of 60' northerly of the center line of 17th Street with appropriate corner cut off d. The installation ~of mounding, . landscaping street trees, and improvements on the frontage of the property to accommodate the ultimate street width.. e. Annexation to the Tustin Lighting District.- f. Installation of marbelite street lights and.under- ground conduit to the satisfaction of the- City ' Engineer. ~_ g.. The replacement of cracked. or damaged curb, gutter_ and sidewalk. ~ . . h. The approval of the City Engineer for all improve- . ments within the public .right-of-way. - ' i . The approval of traffic .circulation and parking plans by the City staff . j. The construction of a 39" storm drain line to the . satisfaction of the City Engineer in accordance wit the El P~odena-Irvine Master Plan of drainage {the applicant shall have the right pursuant to Council Policy X0..40-Q, to request a City contribution to construction costs.} k. 1. m. A deposit with the City in the amount equal to 50 of the cost of a fire hydrant to be located at the westerly property line and to be installed at such tir_ze as adjoining property is developed. Compliance with the development policies of the ~ City of Tustin as outlined in Resolution ~Io. 73-35 (Handbook for Planning, Zonip.g and Development..} The City shall retain the right. at such time as develop~ent plans are submitted for the adjacent lot, pursuant to the Planned Cor.~munity District Regulations, to require drive access with reciprocal drive easements (on .the northerly property line} Resolution No. 1504 4-12-76 ~ .
