C CITY OF TUSTIN GRANTING A USE PERMIT OBI APPLICATION
3 NO. UP 76-4 OF ECONO-CUBE, INC.

- The Planning Commission of the City of Tustin does hereby
~ ;resolve as follows

6 ' 1. The Planning Commission finds and determines as follow~°
.7 a. That a proper application No. UP 76-4 was filed ors.
behalf of Econo Lube, Inc. by Hobert R. Overdevest
4321 Margarita, Irvine, CA 92705, for a use permit-
to authorize construction. and maintenance of an
automobile lubrication and tune up facility on t~z
property located on the north easterly corner of
First and "C" Street, known as 155 ti~Test First S
- b. That a public hearing was duly called and notice'.-
and held on said. application.
c. That the establishment and maintenance and operate.
of the use applied for will not, under the circum-~
stance of this case be detrimental to the health.,
safety and morals or comfort or general welfare o

of such proposed use, as evidenced by the follc~~
findings
1) The property is classified in the Commercial.
General District.
2)~ The General Plan designates the subject area-
for commercial development.
3) The property is adjoined on its eastern bounda~.
by an automobile parts store,-seoarated on the
north by a 15' alley and separated on the west
by a public street. - - ~.
d. The establishment, maintenance,-and operation of
_ the use applied for will not be injurious or detri-~
mental to the property and impro :rzments in -the
neighborhood of the subject property, nor to the
general welfare of the City of Tustin, and should
be granted.
e. The proposed development shall be in accordance
with the development policies as adoated by the
City Council, uniform building code as administered j
by the building official, fire code as administered~~
by the dire Chief, and street improvement requiY
merits as administered by the City Engineer- ~
f . An application has been filed and aDOro~red for a
negative declaration from the requirements of an
environmental impact report, based upon no adverse
impact upon the environment of a project of such
limited scale. - -

2. The .Planning Commission:hereby'grants a use permit as
- applied for, to allow the construction and operation of
' 9 an autotnob,ile lubrication and tune up facility, to
,. consist of 4 service bays in accordance with revised
• site .,plans submitted to the Planning Commission Februa_r
•`1'0 20;.1976 with the exception that the sidewalk be're-
' 11 aligned and perimeter 1'andscaping along parking stalls,
with the signing limited to. 54 square feet on the
„ 12 southerly face of the southerly building, one sign on,'
the side wall of each building with "C":Street,ex-
13 .. posure not to exceed `l0 square feet, and '10 square foot
sign on_ the southerly side .of the northerly building..
