resolvz as follo~~~s : .
l . The Planning Commission f inds~ and determines as
follows:
a. That a proper application No. 76-2 `,as filed by
Doug Danielson, architect, on behalf of ~~iilliam
Zappas, owner, for a Use Pernzt to authorize the
remodeling of an existing shopping center known
Tustin Square, located at EZ Camino Real and {
Laguna Avenue.
b. That a public hearing was duly called, noti.c~:~'
held on said application.
c. That the perpetuation] maintenance and operation
the use as applied for will not, under the cir--
cumstances of this case, be detrimental to .the
health, safety, morals, comfort or .general welfar _.
. of the persons residing or working in the neighbr~
hood of such proposed use, evidenced by the
following findings:
(1} The use is appropriate to_the zoning classi.
cation of the C-2-P District and is in con-~
formance with the Tustin Area General Plarn.
(2} Subject proposal is a refurbishing and re-
modeling of the existing use.
d. That the establishment, maintenance and operatio:~
of the use applied for will be an asset to the
neighborhood, and to the general welfare, .
aesthetics, and economic health of the community.
e. That a negative declaration of environmental irtpae t
has been approved on the basis that no physical
change is proposed that will have a negative
environmental impact. .
2. The Planning Commission hereby grants a Use Permit, as
applied for, to authorize the remodeling and alteration
of the Tustin Square Shopping Center, to include the
identifying center sign .not to exceed 40 feet in
height, as indicated on the conceptual design plans,
. subject to the following terms and conditions:
a. The design of parking accommodations, landscap.~~,
building r;-3terials and colors, and signing to «.e
satisfaction of the City staff .
