The Planning Corimissior_ finds and determines : a) T'nat a proper application (wTo. _ P"-75-1~ has been ' filed, by initiation of the Planning~Com._mi.ssion for a prezone change from the Orange County R-a ~ (Suburban Residenti a1) , C-1 (Commercial) , and ..100-C=1-10,000 Districts, to the City of Tustin CG (Commercial Ge neral} for the proper? es loca- ted on the southeast corner of Newport and ~~itchel] Avenues, (AP~432-081-01, 02} , the southeast corner of. Newport and ~~7alnut Avenues developed as the Pantry Shopping Cer_ter, . {AP ; 432-131-02 , 0.3, ~ 0 a) , and the property adjacent and. to the south occupied by t'ne •Tustin B~.oc:{ Company (14522 Newport Avenue) . ~ {AP~432-131-01) . . b) That a public hearing was duly called, noticed and held on said application; c) ~ That a prezone change should be granted for the .following reasons: • (1) That the properties are developed with a proponderance of commercial uses. (2) That the zoning, effective upon annexation of the subject properties to the City of Tustin, will be in con~ormance to the Tustin- Area General Plan, (3) That the properties in the vicinity fronting :Newport Blvd, are zoned cor:Tmercial with . commercial Lard uses . d) A Negative Declaration application has been Bled for an exemption from the requirement for an Envi- ronmental Impact ?eport, with no change in use proposed. 2. The Planning Commission hereby recommends to the City Council approval of prezor_e change application X10.
